Does vaping leave residue or odors such as cigarette smoke?
We have a non smoking policy but one of the applicants stated she did not smoke but vaped.
Would this be a deal breaker for anyone?

Yes deal breaker because they do it in the house even when they say they only smoke outside.
Smoking, Hazardous Items, Pervasive Smells: Smoking, vaping, burning candles, incense, kerosene heaters, charcoal grills, and tiki torches are not allowed. Tenant shall not keep or have on the rented premises any article or thing of a dangerous, flammable, or explosive character that might unreasonably increase the danger of fire on the rented premises or that might be considered hazardous by any responsible insurance company. Tenant is responsible for any damage caused by fire, including but not limited to kitchen fire. Tenant is also responsible for soot/smoke damage caused by cigarette smoking, burning candles or using curry in cooking. Tenant should be aware that burning candles emit smoke/soot that discolors the entire unit and smoke/soot/curry is distributed throughout the apartment via the HVAC system. Additionally, walls, cabinets, ceilings, and or carpeting may be discolored from fire/soot/smoke/nicotine/curry. Tenant is responsible for any damage caused to unit that requires excessive cleaning/replacement due to fire/soot/smoke/nicotine/curry --65.188.xxx.xxx |

Not so much a deal breaker in MI, but you will want a bigger deposit, who is not 2x rent nowadays anyway. To remediate you will need to wash- seal-prime and finish coat the indoor walls, this goes for 350 per room in my area. Ohio smoke-free law from 2006 spells it out very clearly then HUD introduced Breath-Easy in 2009 that prohibits smoking in any rental anywhere. --184.59.xxx.xx |

All of my newly rehabbed places are smoke/vape free.
My application asks if anyone smokes or vapes and states that some units are smoke free. This is true because I allow the existing smokers to keep it up.
Just sealed all the walls and trim with Kilz oil in the apartment I am currently working on. The ductwork was the hardest to get the smell out of. Took a lot of ozone and many days of running it. --107.147.xx.xx |

I have one tenant who is vaping now. She stopped smoking and claims this is so much better for her.

My lease is clear: no smoking which includes vaping.
Some vape releases an oily residue.
Some has strong "flavor" which can leave an odor in your investment. (but it's usually raspberry or bubblegum flavor)

My apartments are no smoking or vaping. I had one prospect write on their application that they vaped outside only, but I could smell the old fashioned tobacco smoke on them the instant they stepped out of their car. I would never rent to them. --159.105.xxx.xxx |
