What all do you put in your staging?
How do you put that in your add?
What do you tell prospects when they view the home and see the furniture?
Do they ask about it?
What do you tell them?
What do you do with the furniture when you rent the place?
Do you rent it yourself from someone?
Have you ever offered to rent it to them?

I do use actual furniture. I have collected ( curated) pieces that are high end and most importantly- lightweight. I do have the luxury of a large storage facility to keep it all in and it is not just for my rentals. It is used to sell both flips and newly constructed homes. Staging makes a huge impact. The bed frames are all lightweight wood that screws together quickly. You can find that cheap on Amazon/ Walmart/ Way fair. Air mattress on that. Nobody will ever see it because you are covering it with a $600.00 bedding set that you got for $300.00 at Homegoods or TJ Maxx. High end desk and night stand in every BR. Leaves plenty of space so that people can see all the options for where their dresser will go. I always stage one BR as an office with a bar. Doesn’t matter if it’s practical, you are selling them the option. Even less practical but sells, my home is a constant greenhouse of beautiful greenery that I stage with. When needed, I use artificial but it has to look real. I’m not taking a few plants. I don’t do living room furniture because I can’t carry it myself. I probably have 50 sets of wine glasses and bathroom towels.probably 15 different kitchen table and chair combinations. It all matters. For rentals, I prescreen. If I’m showing it to a prospective tenant, they qualified. The last 4 homes I only had to show once.

I don’t tell them anything about the furniture. If asked, I just say that it is staged. On every home,rented or purchased, I do get someone who asks about a piece or two they would like to keep. Everything is negotiable. --68.191.xx.xx |

Light staging can work well. Towels on the towel bar add color. Small items on the kitchen countertop. A doormat. Pops of color. Doesn't have to be furniture or heavy pieces. --172.59.xxx.xxx |
