For any newer landlords, here is a short list of what allowed me to deal with an issue this week: having a strong lease written by a shark of a landlord/tenant attorney, a local mentor/seasoned landlord to bounce ideas off of, a security system with footage I could review, a responsive police department, the ability to use my lease clauses to write a strong lease violation notice with specific expectations to cure. The issue was a resident finding someone sleeping behind a dryer in a common area. Security showed a connection to that person. Hoping to have a no trespass order placed on the person that was sleeping behind the dryer. A few days of stress but the resident seems to be cooperating, the door code the person was using has been changed. Time will tell how it finishes playing out but without the above mentioned I would not have been able to act quite as quickly and decisively. In this case having an immediate conversation with a local landlord knowing our local laws was best but second best would be this Q&A. All the knowledge I have learned from here also played in to my ability to act. --73.159.xxx.xx |

A simple No Trespassing sign in place
would have helped with an arrest.
As a general rule, not having one posted,
usually brings a warning. Go figure.
All of my properties had been posted, over the years.

If I understand correctly, the resident who "found" someone sleeping behind the dryer, Had a connection with the sleeping person. Is this correct?

6x6 I wasn’t clear. 1 tenant found the sleeping man, woke him, went back to his apartment and heard him leave the building. Security footage showed the guy sleeping behind the dryer with a connection to a different tenant. I have security warnings on the building and no trespassing signs in the parking lot. Had the police been called rather than a tenant waking the sleeping guy it may have been a quicker resolution. Instead the person had already left. --73.159.xxx.xx |

I am impressed with all the up front work you had done. Happy it paid off.
The no trespassing signs have always bothered me. It isn't a public place. Why do we have to put a sign up for an action that should be common sense?
Few years back my father and I were driving somewhere and his old property was close so I said let's stop in and see what's what.
A truck was there with two men walking the property. I blocked the truck and Dad called the local cop. He showed up with a deputy and two DNR guys.
Everyone knew they were there to steal stuff. Cops even told them so. But since there wasn't a no trespassing sign they were let go. Couldn't prove that any of the stuff in the truck was stolen from the place.
In my world they would have been arrested for trespassing at least. Instead they got a stern warning not to come back or they would get trespassed.

Makes me rethink and place those signs at my properties. Lots of trespassing going on here in Milwaukee. Where exactly are you placing these signs? On the front/back doors? We have duplexes, no single family, no apt buildings. --75.11.xx.xx |

Congrats on being prepared! There should be a Boy Scout patch for Landlord Preparedness.
My guy just walks up to them and shouts "GET OUT!" and starts picking up their stuff.
If we find a spot where a homeless person was staying we just clean it out and add a padlock or change locks or board over the area.
Police focus on what they cannot do.

After the discussion about No Trespassing signs, I took a look and although I have them on the parking lot fence the signs on the building are only security surveillance signs. I think I will make some changes. --73.159.xxx.xx |
