Question for Jason in VA. Do you have coding set up to keep an applicant from pounding your prequal form several times after being DQed? IOW Do you have a field lock to prevent an applicant from repeatedly resubmitting and changing her answers? Kind of like a time lock "you've already responded once within a 3 month period"
Example: Mary Deadbeat selects: "I don't know my credit score"
Ignore
Mary Deadbeat goes back in and selects "Credit score below 600"
Denial based on Credit score sent
Mary Deadbeat then texts the rental line saying her CS is above 600
Mary Deadbeat goes back in and selects "Credit score above 600"
Denial based on smoking/vaping sent
Mary Deadbeat goes in and changes her answer on smoking/vaping
etc etc

I have a section of code that prevents people from being able to answer multiple times, but I have it commented out/disabled. Why? Because watching their wildly different replies come in is entertaining for me lol. My code won’t reject them for everything at once, it will reject based on the criteria that I’ve set up and will run through the list in the priority that I’ve defined (one by one). So if they get rejected for income and then fill it out again with a higher income, then they’ll get rejected for whatever criteria is next like credit. It makes me smile on those rare occasions when someone gets four back-to-back rejection emails for four different reasons just because it reminds me of how much time it’s saving me (and wasting of the deadbeats’). --172.56.xxx.xx |

Yeah that is what I essentially did.
Unlike you, if a person prequals and DQs out of that, then I ghost them UNTIL they become persistent.
Then they get a denial each time for individual reasons separately as they put in a "correction" for that DQ.

I treat everyone the same, regardless of their level of persistence. Everything is black and white, without emotion so I have zero problems rejecting somebody based on the information they’ve provided. It’s instant, so nobody would have a leg to stand on if they bucked. Also, I have “unsure” as a selection on the answer about their credit score. I treat everyone the same as procedure goes except that we live in a less free state whereas Virginia, you're less likely to get in trouble with HUD testers, ne'er do wells suing you for being rejected, etc. The more you can ghost the ne'er do wells here, the better; until they make it a law that you can't. Probably shouldn't give them any ideas.
I don't generally reject on "I don't know" for credit scores but it's usually not a good sign when a 30 yr old doesn't know what their credit score is. --64.246.xxx.xx |
