Well it turns out that the one most qualified person to rent the vacancy balked at the 2 minute in home visit. I got a rather negative reference about him from a woman who purchased his old house. Said he left a bunch of junk behind. This was the address that he left off the application. There were a few dodgy things about him but in this neighborhood, he's practically sainthood status.
He ghosted me on the in home visit. Arrgh! Inquiries are slowing down and the ones that do inquire are the same handful of old disqualified ne'er do wells that move every year.
Guess we will be vacant until into July. I have already given my flyers to a nurse who works at a local hospital but no leads from there yet. I believe the good people are staying put.

Don’t fret, I’ve had one vacant since February and no prospects that amount to anything on the horizon. --24.152.xxx.xx |

Agree. Good ones staying put. Advertising one unit now, responses are few and usually dead ends. I'm reducing the price to draw interest and will raise the rent each opportunity going for. --172.59.xxx.xxx |

I actually think I might start advertising 25-30% below the market competition. Flips are slowing and I need to be ahead of the high dollar hopefuls on upcoming vacancies --24.152.xxx.xx |

From your original post it sounds as if he’s gotten further in the application process than he should have anyways. On to the next. --73.147.xxx.xx |

Yesterday - Saturday I went for a visit, first thing out the door a large set of teeth connected to a dof they could not control - as I walked he came running out asked me if they re still good to move, I told him they applied at a no pet house, but we did not get a chance to take it to our moms house, me - this is not going to workout, but we paid to apply - and I just verified false info on your application. I did not say next till I was a street away. You really don't know yet, they may have been hiding the dog... --184.59.xxx.xx |

"There's always a dog in the mix"
Two legged or four legged.
How much would you need to raise the rent in order to take a higher risk? Not saying that's a good option. --76.129.xxx.xx |

6X6, there is no rent high enough to cover the risk of an out of control dog who shows teeth to strangers. --76.178.xxx.xxx |

Maple,
Congrats - dodged the bullet! Interesting how the 2 Minute In Home Visit protected you, even without doing it!
Vee,
Gotta watch out for those dofs!

My daughter wishes for a slow area. Boston market is still hot. Landlords use brokers in Boston. One told her to be ready to offer over asking if they wanted it. My daughter canceled the showing since that would put it over budget. The next was a group showing for 8 groups in an occupied unit while the agent stood in the kitchen with her nose in her phone and only said if you are interested email me and I’ll send a link to the application. She is not looking forward to how many showings this might take to get an apartment. --73.159.xxx.xx |
