I'm seeing stuff that is saying new homes must put this stuff in them and also all rentals. And it is effective May 28th of this year it says. Stuff saying it could cost many thousands to comply- maybe as much as 70K+ per house? Stuff saying if we don't do it by a certain date as much as $30,000 fine per house (I wonder if that is a daily fine?) It looks like it is going to start with new construction but you know it won't be long until it includes every single dwelling.

Still a lot of stuff floating around, but bottom line, if they can enforce it, it looks very expensive for everyone as rents would go up to cover the costs and we know many people already can't afford it. I read that the really big money people are already lining up to "help" by leasing out the equipment to us for 15 years,(and, no doubt, having companies they own install it) then it becomes ours -just as it wears out and breaks down.

I don't care for this idea/rule but here it is right in our faces. I am thinking of what to do as it looks like it will affect me and maybe all of us. --172.58.xxx.xxx

If you DIY then the cost will be significantly less. DIY spray foam kits cost around $500 to $1,100 for larger two can systems. So far the spray foam is showing results where there is less heat loss and heat gain in the house where last summer it was warm for a few hours in summer without using AC as house has no AC. Having metal roof is cooler than a asphalt shingle roof. If house is well insulated then the HVAC system will last longer as system will be used less or not at all. Sooner or later the inefficient direct fired hot water tanks will be phased out with a open flue where heat goes up the stack or out the top with power vent. Look at the value of house or apartment building where the value goes up. In a net zero house there is no need for natural gas or to be connected to the grid. If build with no basement then the house will cost the same as normal house. Oil and gas industry is not a one hundred per cent of the economy. This at the steel plant in Hamilton they switched from coal to natural gas where when crossing the skyway you could see the difference. Next October 2025 the Liberals with the unpopular carbon tax are going to voted out. It is not just EV but high speed electrified rail for passenger and freight where in some EU countries most is done with rail instead of trucking or car. Where there are still highways that is mainly used by other EU countries. Once high speed passenger rail is in place then downtowns of cities are more livable along there is less need for domestic flights. Green is the next industrial revolution where cleaner air along better living is possible. --207.236.xxx.xxx

If take out the politics then for rental apartment complex the value if a apartment building is determined by annual operating costs where the higher net operating income the higher the value. Fro the house the lower the utilities are the higher the value of the house. Buildings and housing can significantly reduce global warming. Government mandates will only work if there are incentives. where here if solar panels on roof, stucco with additional insulation on outside then property taxes will increase. Alberta has a significant oil and gas reserves where the provincial government is building rail line to connect major cities along major cities have excellent public transit. A rail line takes up less space along with more efficient as little friction on steel rails. There are commuter trains here that carry up 2,000 people using double decker passenger cars. Now it is possible to go from Toronto to Niagara Falls Ontario. Rail takes off vehicles off road along with less wear and tear on roads. Oil and natural gas not used can be sold on international markets. Finally EV is not complete as rubber to asphalt has significant friction where a street car is more efficient. --207.236.xxx.xxx

Richard: Maybe it is because you're reading it all from clearly biased sites?

In any case, this applies, from what I'm reading, only to HUD- and USDA-financed new SFHs and HUD-financed multifamily.

That doesn't apply to most of us. If it DOES apply to you, well, that is how it works when you accept money from the government to fund your housing projects: you have to follow their rules.

But, again, from my reading, this does not apply to the rest of us. I don't know many of us here who are building new construction using HUD money...
