We are currently running an ad for a rental that includes the pre-qualification questions. Had someone respond without answering them wanting to know how to arrange a viewing. I replied instructing them to answer the questions and we'd go from there. They answered back saying there was "no way in hell" they would give me that kind of info and it was "none of my business". In the internet ad after viewing rental unit all adult applicants will be required to bring back completely filled out rental applications along with providing three pieces of photocopied identification or a valid social insurance number where the one letter trick in the surname does not work. Most of the questions about place of employment or source income are answered on rental applications. First can check place of employment actually exists by yellow pages or internet. If not then first lie where application is put aside. Utilities not included must be tenants before moving in where problem tenants have unpaid utilities or unpaid bills which already sets a precedent. Had someone come around where when bought apartment complex where he said he knew previous landlord where gave him a rental application where told to bring back completely filled rental application where he blew up on the phone then told me about big landlords and small landlords where he indicated he was problem tenant. Made a long distance to Florida where the previous owner told me do not consider him. Like the extreme left wing tenancy advocates said a tenant home is a landlord business operation where if unable to continue in the private sector rental housing market here here housing as last resort which is community rental housing formally called the (Housing Authority) then if evicted then for life. --207.236.xxx.xxx |

I think some of you don't realize how rampant scams are online when it comes to fake rentals.
So, I'm curious what you are asking for up front before they have any way to confirm that you are legit. If I was looking to buy a used car online and someone immediately wanted me to pre-qualify by giving too much personal info, I'd probably say no way too.
Don't get me wrong -- I've had the guy filling out and app that says he won't give me his SSN -- and I tell him that he can kick sand and walk then, of course. But with the number of scams online, I'm not surprised that some people won't immediately give their personal info to an ad that they just saw. Heck, I'd consider some of them too dumb to qualify if they DID answer personal questions without verifying anything first...

JOHN- during covid my young cousin decided they didnt get to see the house until he had a full app and fully approved them and he got no push back, over 30 people gave him full app at no cost and he only showed it to 2-3 of them.I agree i wouldnt give out my info till i knew i actually wanted the place but these tenants are in a different situation with limited number of places available.They could easily check tax records for most houses in owners personal names but most tenants dont seem to have enough initiative to do that --74.77.xx.xx |

People who know their past is bad will respond this way. We can't make everyone happy so just let it roll off like a duck's back and move on. Self screened.
And it's true folks are more nervous about scammers. I also believe more people ARE falling for more scammers.
If an applicant is nervous about providing SS# we reassure them we can start their app without it. We only need it for CR late in our screening process. Most are eliminated with the first 2 checks - pay stubs and court records...before we pay for a CR.
Good applicants care about this stuff so we don't dismiss their concerns.

I understand there are scammers out there posing as landlords, but EVERY reputable business you walk into or call that isn't self serve (like Wal-Mart or the grocery store) usually asks for a few simple things:
1) Name
2) Phone number
3) How soon are you ready to do business
Scammers don't ask for any of that info usually. They just want money paid to them in ways that makes it almost impossible to trace or get back.
If you pay with a card or use the payment protection options on PayPal or Venmo, you can dispute any charges from a scammer. Just don't use the "one way street" money transfers like "friends and family." Basic stuff that's been around for awhile now. This isn't cutting edge.
If anyone should be paranoid, it's the landlord. We're much more likely to get scammed and suffer loses from tenants. The might lose a $25 app fee. We might get toys or a plastic baseball bat shoved down the drain cleanout ($2000+ repair). Ask me how I know!
Again, it's like a job interview. I don't mind people with a healthy level of skepticism; I'm the same way which is why I screen like I do. But people who don't understand basics on how to verify that someone isn't cheating them are going to be constantly distrustful and waste a ton of my time. I'm looking for the top 20% of tenants in the Class C pool. And usually, I find them.

If they are asking for name and phone like Sid suggests, then, sure, that seems fine.

It's simple, Me. The applicant was searching for a landlord who doesn't screen. You asked a question that applies to his rejection problem, whatever that is, so instead of politely saying no thanks, he has to make it your fault.
Just move on. He wasn't the one.
I ask basically the same questions you do. I don't ask for occupation or about income, I tell them that I do a standard landlord screening which includes credit report, criminal background, eviction report, verify income, and check landlord references. What that does is clue them to make a graceful exit and they move on while they are still pretending that they can afford to rent.
Another thing you will run into a lot is contacts from people who aren't moving, or who can't afford to move and they are simply kicking tires. They called without thinking that the landlord might asl questions, so they get flustered and are not capable of saying no thanks, they have to make it someone else's fault.
I also get calls form people who might not even be tenants, but they want someone to talk to and they can call on ads and get a conversation going. Mostly they call on little items for sale ads, but sometimes they call on rentals. --76.178.xxx.xxx |

It is hard as heck to get info out of previous landlords and employers. I see scammers advertising houses on FB all of the time so I understand their reaction, but if it continues after a little more correspondence or talk then adios. Too many people willing to cooperate.
I have a small 2 bedroom mobile opening up after a 2 3/4 year tenancy. Break up. I have put a blind ad on CL just to get a "feel" and it ain't feeling too good. --216.126.xx.xxx |

Many applicants don't feel save giving strangers personal financial information. I get that. To ease the applicants uneasiness, I show them that:
1) I am the owner of the rental
2) I carry liability insurance
3) I am certified to run tenants credit and background information
4) I am also a real estate profession, that is licensed and bonded. That If I were to do anything with the applicants personal information, my 2 million dollar bond would protect them against fraud. --47.155.xx.x |

I don't post the pre-screening questions in the ad. But when they text or email on the platform for an appointment to see it I send the 6 pre-screening questions for them to fill out and I tell them these answers are required before setting up a showing. I ask the same questions as Me (cA) says in his comment but I have two more: what is your gross income per occupant and how many vehicles do you have (and the type).
Most that don't want to answer just ghost me which is fine as they just don't get to see the place or go any further in the process. Sometimes I have someone push back. Had one last year that said I had no right to know her income...lol. if they don't answer, they fail the cooperation part of the pre-screening and are DQ'ed anyway. --98.211.xxx.xx |
