Hey Jason, I 'm so sorry you can't join us at Convention. I know there are many who would appreciate your insights on automation and pre-screening, including myself. You seem to be a master in this area.

From your note above, I would encourage you to give second thoughts to coming to the Convention. I'm not saying that just for selfish reasons because I would like to learn from your automation experience:), but I think it would be highly beneficial for "you".

Is saying that I want to make more money while doing less work too broad?

More automation, asset protection (especially with the new LLC rule), and materials lists for what gets used and liked and what should not even be considered.

1. What do you do when you’re tired and overwhelmed with all of repairs, tenant renewals, upgrades, researching new purities, software, bookkeeping…

2. When and how did you upgrade from paper/spreadsheet/I’ll just remember everything accounting and management to a real software program and which are you using at the moment and what do you hate about it?

3. My banker this year told me I needed to figure out when enough is enough /how many more houses I needed to buy. Do you have a cap on your number, how did you get to it, or is it simply “more”?

4. I have a bunch of elderly roofs; recommendations for managing their replacement (this could go for plumbing systems, electrical, hvac). Do I do them all at once to get a better deal maybe, borrowing money, or one at a time, what is the practical effect of each?

5. What have you done to simplify this year ?

6. What single most helpful thing did you learn this year that you’ve actually implemented? (And which thing did you actually implement after last years conference)? --172.56.xx.x

There are lots of great ideas in this thread. I will second some and add some others:

1. Best websites for landlords to use

2. Best cost enhancements you have implemented (Either optional things like washer/dryer rentals or extra parking spaces or non-optional things to boost rent such as smart thermostat or stainless appliances)

3. Source of contractors

4. Best thing you have done this year to get your time back

5. Brag table/your biggest success of the year and how you did it

6. Goals that you have this year in business

7. Problems you have in business and the group can brainstorm solutions

8. Management softwares - pros and cons of the best ones you are using

9. Best automation you have implemented
