I did an In Home Visit on the way home from our family Mothers Day gathering. It's OK, his family celebrated Saturday.
Single guy, well paid, stable job, clean court records, ready to move, has full move in funds (That's rare!)
BUT...
3 dogs.
Our normal limit is 2 but the home he wants has not gotten much attention so I thought I see where this goes. It is carpet free.
The dogs were fine. No odor in a carpeted home, no heavy scented candles either!, no damage, no scratches on the doors, under control by the applicant. One dog tiptoed around the whole time with her squeaky toy in her mouth, the other 2 kept nudging me and licking my hands for attention. After 2 minutes they all laid down on the couch while he asked some questions.
Extra $450 Non-Refundable Animal Registration Fee (3x$150 each) and $140/mo on the rent (3x$35) x 12 = $1680 per year.
First year = $450 + $1680 = $2180 pure income without spending ANYTHING to upgrade the property.
3 year stay = $5490 profit.

Now that we don't have a dog I can smell them a lot easier. Just like with smoking.
My kids both have mutts. They clean the places well. When they bring the dogs over I can still smell them.
Not complaining about it, just an observation.
Congrats on not finding an ESA dope!
I was worried about my $100 animal fee. I need to see how much the big boys are charging in my area. I still have a few tenants that grandfathered in with their pets. As long as they do not bring more in we are good. Same with my smokers I guess. --107.147.xx.xx |

The 3 dogs were not a surprise - they were on the app.
Oops! Good catch! My calcu-machine made a mistake.
$35 x 3 = $105/mo, x 12 = $1260/year.
So $1260 + $450 Registration Fee = $1710 first year.
$1260 x 3 years = $3780
Add the $450 = $4230 over 3 years.
PS
We calculate the rent increases each year on the gross rent.
So year 2 = $1296.54
Year 3 = $1334.14
The REAL total 3 year profit is $4340.68.
This is MORE than we made on each home when they had mortgages.

That's 12 in the last 30 days x $35 = $420/mo,
= $5040 added to our income in the last 30 days.
Applicants with animals go to the top.
Additional income from animals and appliances allows us to consider the marginal appliants.

I have three dupes taking up the block from street to alley. Six units total. Four of them have pets.
I haven't been doing the math. I charge $25/mo/animal. $25x5 animals per month. Well, actually I can only count four as one was there before we started charging. But that is still $100 a month just because.
No big yard there and no loose animals. One is an inside cat. There is a railroad track across the street and the city takes care of the grass. It is affectionately called the poop graveyard. --107.147.xx.xx |

Zero, a story for ya-we have had dogs for years. One was a cute, cute beagle-dachshund mix with bad allergies and a hilarious personality. Used to get ear infections during spring ir fall allergy seasons, and boy, they stunk! That little dog would take up to 8 Benadryl a day during allergy season, under vet’s direction. Rubbed his itchy ears on living room rug a lot, so I shampooed that rug a lot.
When my kids and I dug out the crawl space that goes under one room of our house to make a storage space, we thought it would be a good idea to throw a large rug in there for easier crawling, and to protect the heavy-duty plastic liner from puncture. I cleaned and cleaned the living room rug, and we put it in the crawl space. Its been 20 years now, and on a humid day, I can still smell Clover’s ears. That little rascal still haunts the place with his stink!
