I tenant phoned one night, rather late in the evening about her bathroom toilet(only one in the house) and explained she had phone a service to come out to snake the toilet. The service did indeed call me for permission very very late that same night. It was unusually that I was still awake at that time and I did answer the phone and give permission. The next day I texted the tenant to ask how it went. She said they got that about NOON ... all this after the late night calls. I'm confused but whatever. The toilet is working. And she is pleased with the service. She said it was her responsibility and I did not offer to reimburse her. She's a decent resident and does well for herself. She did not ask me to fix it for her or for my preferred vendor but she did call a bigger known named company. The next time I was to her house she said "That service call cost me $325 and boy did i learn a lesson, the kids have to be watched around the toilet" There are three young kids in the household, it could have been something they put in there, or I've found that some adults just blame the kids all the while it could have been a wire or some plastic attachment for one of those toilet drop in cleaner things. Either way never really know who is telling the truth. I am sharing because of her comment... YEP your mistakes cost money! This time it was your $$$. I bet I never have a toliet stopped up there as long as she lives there! Now how to train the others sooner!

Thank you for sharing. Sounds like she knew what was stopping it up. Also sounds like you communicate well with your tenants. Maybe next time she will ask you who to use. Although it may be better that she chose on her own so there would be no claim that who you recommended was the problem for the high cost. I will think about this some. --76.129.xxx.xx

She may not have even understood that she paid much more than she needed to.

I had a guy last year that called the big name, most expensive in town, plumbing company on a Sunday night, holiday weekend, and had them come snake out the line at 9:30PM. They found roots. The bill was $625. I reimbursed him for the $125 my guy would have charged since it was roots and reminded him that we went over this at lease signing and it's big as day in the lease wording that you are not authorized to seek repairs. --209.205.xxx.xx

I am a licensed plumber and landlord. On evening around 10pm a tenant called me about a clogged toilet. In this 16 unit building of mine, only this tenant was blocked. Upper unit, the apartment underneath was flowing just fine.

I looked up in my records and this tenant had relatives in two other units and I asked her to use their toilets for now. She refused to intrude after 8pm.

So I directed her to use my toilet, in the basement, in a locked room next to the laundry area. It had a push button key pad, I gave her the number.

I fished out of her toilet line a "T" shirt, flushed down by mistake? I sent her a $100 snaking bill. She refused to pay, so the next time I called a rooter service and sent her the bill, $250 per after hours call. --47.155.xx.x

My funniest one - a shirt in the kitchen drain, building inspector was there for other problems, of course nobody could figure that one out, 5 kids - single mom, could have been from the roach fashion show the week before. --184.59.xxx.xx

Generally speaking, if an individual line gets clogged it is the tenants responsibility. If the main line gets clogged, it would be my responsibility.

I do ask the tenants to give me a call when a mishap happens so I can give them my drain guy number.

He is into coaching the little league. I make sure and drop him $100 annually for the teams and I get a sign up on the field - but more importantly I get someone who looks out for my properties and my tenants. That is priceless. Sure I get another marketing method. IMHO, you should be marketing constantly at least three different methods all the time --24.101.xxx.xxx

Nice that the tenant took care of it.

House in the county. Tenants called rooter company on holiday weekend. They come out, say the septic is bad and charge them I think $325.

Tenants want me to reimburse. I had just put the house into service which included a full septic inspection. I called another company who came out, got the plug pushed thru and that was that. They paid for both calls.

Years back I had the main on a dupe backed up. Called a guy in. They pulled out a pair of kids undies. Some super hero on them. Tenant was told she had to pay. But they weren't from her side.

She had a five year old. The other side was an older couple with a mid teen daughter.

Yeah, I didn't have to check forensics to figure that out.

Different dupe had a main clog. They pulled feminine products out. One side blamed the other. Hmm, the other side had a seventy something year old lady. Her nearly 50 year old daughter lived with her, and she had a hysterectomy years before.

The most unusual & funniest request occurred when we were on site doing some maintenance in another unit. My tenant's 3/4-year-old boy as little boys might try to do was standing on the toilet with both the lid & the seat up practicing his aim. He slipped & got his foot caught in the bottom of the bowl. The poor kid was scared to death & his Mom was mortified. It took us almost an hour to get most of the water out & some Vaseline & a whole can of Crisco before we could lube his foot up enough to get him freed. --96.233.xxx.xx

I had someone shove a shower head in the stool. Got it thru the first bend somehow. That was a pain to figure out. Slow to drain. Snake went thru and no clogs after the toilet.

Never had a foot stuck though. Kind of funny now, but I imagine it was scary for the kid at the time. --107.147.xx.xx
