In this state we can't discriminate against "source of income" which they include to mean S8, or any other do gooder program.

If they get past my prequal questions, I have to continue the application process, showings, references, etc.

I don't have many doors at this point but THREE out of THREE S8 applicants had horrendous LL previous references. The most recent one (who technically got past my prequal) and who was VERY insistent on a showing had a REALLY bad previous LL reference.

I found out through our local LL org the name of her previous LL and he asked me to call him.

1. She lied about her age when she was a minor to invalidate the rental contract (age 17)

2. She moved her BF in who was a criminal

3. She allowed 3 friends to live in the unfinished basement of the unit using a 5 gallon bucket for a toilet.

I could tell by her social media alone that if nothing else than uncouth, she was still foolish over 5 years later. I let her old LL, who is still in the biz for over 40 years know that no, she has not gotten her act together and probably never will. Anyone who lists themselves as "Digital Creator" as a profession on social media is TROUBLE! (or takes full side body shots in their underwear with giant tattoo on their belly at 9 months preggo complete with stretchmarks) --64.246.xxx.xx

Maple leaf,

Have you ever considered selling the rentals and moving the money to other investments?

I am in the process of doing this as I don't see any letup in the socialists making it harder for landlords.

One area I'm moving into is timberland. There's a lot to know about it, but at least trees don't use you and don't complain. When I get some, the taxes are low because, at least in Michigan,forest land is taxed at lower rates. Depending on the type of trees on the property, I can cut a small percentage each year and replant and from that make a decent return on my money investment.

As an investor, I can also buy into timberland in other countries that is professionally managed and make a fair return.

It's not for everyone, but I feel there's less hassle in doing this as, so far, the govt is not demanding the things that they are from landlords.

Another possibility is commercial real estate, like Sid talks about. I'd be careful on this as to the exact type as the commercial office space sector is having trouble right now and in the foreseeable future, but auto repair places (maybe) or self storage or even vacant commercial land for contractor lots/storage might be interesting.

It's just that, like many of us, especially those with class C units, I am swamped with lowlifes wanting a place and then not paying, destroying it and then threatening to sue or worse. I'm completely shutting the door on these types. --172.58.xxx.xxx

MI, no as we (I) just got back into it before Covid was deployed, Autumn of 2019. Of course I was unaware of the horrendous new laws of July 2019. In retrospect, I wouldnt' have gone down this road but DH LoVes rehabbing these old units. We basically got them all for a song.

Right now I'm getting zero bites over the last two days. Before that it was the same old inquirer--young single women on assistance who are bad tenants and never held accountable for their bad choices.

Around here, commercial is DEAD. Unless you have a marijuana shop and those licenses are given to the felons first. (unreal). No, NYS is practically dead. Most of DH's HVAC biz is now coming from the state or not for profit agencies. Not that he's trying to grow that side b/c he just loves spending his days rehabbing these rental units.

Only hope is that we can get some decent government workers in our rentals that aren't cray cray. --64.246.xxx.xx

mapleleaf- have you considered doing flips instead of rentals? that is my primary business and the flips are doing well.A friend of mine owns a hvac company and goues to a couple investor associations and gets as much business as he can handle for 3 employees doing mainly heating systems in flips. And for those of you outside NY you did read it correctly,maroujuana shops are being given licences literally based on being a felon, then the governor actually acted shocked when they caught them selling it illegally --74.77.xx.xx
