Our local LL association is broadcasting special funding for repairs if LL's agree to rent to S8. This applies only in the one "low rent" county that my rentals happen to be in. Then the same association's head spokesperson broadcasts a potential tenant who is on S8, needs a 1 bdrm apt, has an ESA and a budget of $600 to $700 a month (well below HUD FMRs) and wants to live specifically in either of 2 towns in said county that are not quite as "low rent reputation" about 15 minutes away from our rentals on either side.

I'll make sure to get out of the way of the dust generated by all the local housing providers stampeding toward these opportunities.

In my area local agencies in addition to paying top rents as well as all move in costs & guaranteeing $30K towards future rent are offering $4,000.00 bonus just for accepting tenants from shelters. At first glance it might appear to be an OK deal until you think for a nan second about how difficult MA makes it to get rid of either a nonpaying or unwanted tenant. --96.233.xxx.xx

I am told that they are shifting to using the same HUD HASH program model Maple. In HUD HASH, the VA can pay some associated cost associated with renting to the displaced veteran.

I learned about them when I got a veteran who was uninsured and become homeless due to a fire.

Some of these perks: Monthly Clear Now Fee is paid. Deposit was paid, a $500 move in bonus, and monthly pet rent. --24.101.xxx.xxx

I'm with you Steve. Pre 2019 we may have considered it but now, no way! Even in this small town you have to make sure all the i's are dotted and t's crossed to get someone out. It Generally takes months and if the tenant gets all this assistance, you can be sure there will be plenty of "resources" for this tenant to get legal help to fight AGAINST the eviction, --64.246.xxx.xx

40 years ago governments here gave builders subsidies and generous tax breaks to build rental complexes where they stopped as left only wanted non profit than the builders switched to condominiums where later caught on. There were no conditions about evictions. The problem with lower then market rent if they decide to bring rent control then forever that rent is lower where that lowers the equity in the rental complex. Once a tenant moves out then major renovations can be factored into rent. The future is to completely separate all the utilities so problem tenants can not move in. With the population increase the solution is build one hundred units apartment complexes than public transit becomes possible where streetcars and commuter trains are feasible. In Alberta there is more high density housing where there is excellent public transit which is diametrically opposite as Alberta has very large oil industry. --207.236.xxx.xxx

I accepted a Section 8 tenant referred to my property, to fill in for a departing roommate--to share a 2 bedroom with a person who was NOT ON SECTION 8! This was a special program for people who did not ever live by themself and could not navigate apartment living with regards to:

Rent

Utility Bills

Cable, Internet and Phone Service

Trash collection

Keeping the unit clean and pest free

So when the NON-Section 8 Tenant Moved, the Contract between Section 8, my tenant and myself was over. Section 8 had agreed to do what was necessary to relocate their tenant, AND UNTIL THAT PERSON WAS OUT, SECTION 8 HAD AGREED TO COVER 100% OF ALL OF THE RENT FOR THAT UNIT.

My tenant moved out around a year ago, and Section 8 person stopped paying for their tenant and refused to cover any of my lost rent. They Section 8 referred their placed tenant to Los Angeles's Free Legal Aid. I've had three lawsuits filed against me by L.A.'s Free Legal Aid and Section 8. Loosing over $50,000 in lost rent and Legal Fee's.

So in Short, Section 8 are liars, Los Angeles are liars, Free Legal Aid are liars.

When it came to paying my this years Los Angeles Business Tax License, I sent them a worthless Section 8 Voucher. Today in the mail the Business License Department of L.A. has refused the worthless voucher and are charging me a 100% late fee...
