I see no one has answered you. This is what I use but I don't know what rules Virginia has.

Dear Grif: May 10, 2020

Your rental account is delinquent in the amount itemized as follows:

Rent due $1178.00

Late fee $ 58.90

Total due $1236.90

You are hereby required to pay the rent including the late fee before the 20th at 5:00 PM or remove all your possessions from the above premises, returning the house to its pre-rental condition and giving the keys to the Property Manager.

Failure to pay or move out will result in legal proceedings against you to recover possession of the premises, recover rents and damages, court costs, attorney’s fees, and any other fees according to the terms of your Rental Agreement.

Office hours are Monday to Thursday 8:15 to 12:45 and 2:00 to 5:00. There is a mail slot in the office door for after-hours payment.

I'm sorry I don't have it all right at my fingertips now, but there are some requirements for certain disclosures to be included.

I think one is to make sure they have received the" Tenant's rights & responsibilities" document.

Pretty sure there is more - better check the most current VRLTA to be sure, or send a quick email to your RE attorney. --68.229.xxx.xxx
