I’m going to start diving for dollars again, but instead of overgrown landscaping, I am going to start looking for bad shingles. The last few years, everyone has updated their house and bought new mowers, etc. I think people will keep cutting their grass with leaking roofs. So I think a bad roof will be a sign. mail both of those problems.The cost of roofs has gone sky high so that might work.I am pulling up on the county clerks site and reviewing everyone going into foreclosure and if the numbers look doable i am mailing them.One guy i got the letter back so i found where he had bought a house since the one in foreclosure in a better neighborhood and mailed him there and he called me right away.His step daughter hadnt paid rent in a year so he didnt pay the mortgage,i am getting it for the payoff,i have to get rid of the step daughter so i am having him assign the back rent to me to use as leverage. --74.77.xx.xx

It's interesting how quickly houses seem to be less maintained again. During the Scamdemic lots of people were putting money into their homes and yet after just a few short years houses are looking run down again. How does this happen so quickly? I like your strategy. --76.129.xxx.xx

In MY town the city will mow if it gets to tall, so the grass is not always a tell-tale sign.

Shingles, paint, weeds in driveway cracks, empty or overflowing garbage cans...

There is a comedy skit on YT with a guy lookin for places in NYC to squat. He offers many clues by appearance.

I use the county tax upset sale for my list. They publish about 800 people names and addresses if they are 18 months late on taxes. This comes out only 30 days before the auction and gets updated daily when someone pays their taxes.

Now there is a huge race at that point to reach out to these folks before they loose the property. Frankly at this size and age, I am not as fast as I once was and chasing what everyone does seems foolish for me. Don't do what everyone else is doing. Of the 800 about 650 will set up either a payment plan or barrow the money from friends or family and get off the list. The remaining 150, are called upon and visited by a variety of investor types. They have until the auction itself to get paid up and landlords and investors are here to help alright.

I don't chase the 150 people in that limited one month tome frame. Instead I get the list from day one and get the list from the day of the auction and trot the 650 people who have had financial hardship with their taxes. These folks are still in denial normally. This is one of four or so list that I mail out to.
