Seeking suggestions experiences with FSBO selling

It's an estate.

I am considering getting photo ID From all that Wan to view...especially with an open house

Very strong market here at the North Jersey Shore

Why donít you just get a flat fee listing service to get it on the MLS for you and have the realtors do the showings? They will do all the heavy lifting as far as paperwork and prequalifying your buyers. You will save 50% of the commission. --24.152.xxx.xx

You'll spend alot of time vetting unqualified buyers who tell you they are qualified and you'll feel beat up. Anyways I've sold both ways and I can tell you any agent I have hired has earned their commission. Don't skip that vital step in this awesome market. I have one I'm getting ready to sell using a discount broker. This will be the second time I've done so. Since this is a duplex, I'm thinking that I'm going to force everyone into an open house type showing. Frank,

Your house either sells or is ignored based on the ONLINE PHOTOS. Today's buyers are swipers and VERY different than a few years ago. Gotta sell them with pics in seconds.

I take great photos. Hire a pro if needed.

Staging is proven to bring in more money.

I do virtual staging with VSHmedia.com

I list the home on Zillow with AGENTS WELCOME. They trip over each other for a 3% commission and *I* get the home sold.

Today's buyers are skitterish, flaky, and nervous, no imagination, and demand perfection. They need the comfort of a realtor and *I* need someone to screen get financing, hold their hand, work out kinks...

Stats show April 20 is the ideal date to list a home for sale. gets the fastest and highest prices.

Buyers are afraid to make offers to an owner so act as an agent.

I follow 2 agents on YouTube who have great teaching and experience, and will tell what NOT to do. SELL YOUR HOME (Katie Spaniak) and Audra Lambert' channel.

If you haven't sold via FSBO yet, I would wait for a lower priced property to learn on instead. Sure you save a little money, but a mistake is going to be a costly one. Are you alright with absorbing that risk?

My past experience while not extensive comes fro auctioning R.E. retail residential and a couple of FSBO for friends and family.

This one is a hot city w/ (currently very low inventory. I had my lawyer draw up my contract to keep players in the same page.

I fully admit to not loving the idea of a

I picked up some good info from one of the realtors referenced in Brad's post. She suggested getting your own home inspection done and provide to prospects for full disclosure. I think that's an excellent idea because I'm looking to have the inspection contingency waived and sell the place as is. My best deal is the prospect doing an inspection for information only. --172.56.xxx.xxx

GKArl: Hi. Did that already. Also had a seep of the grounds looking for tanks. That can be a show stopper. There is also a termite warranty that is transferable. Did some repairs to take issues off the table...nothing deadly but stuff that can delay matters. --173.63.xxx.xx

Frank-I ordered that inspection for next Wednesday. I see it as eliminating any unknowns and positioning things to get the inspection contingency waived. Similarly, I've repaired a few items to take issues off the table. --209.122.xx.xxx
