My fees are too low.

Today I was inspired to make a change by a local LL in our group.

He is making money on OPEN HOUSES.

Simple system: Post the open house on Facebook Marketplace with good pics, etc. Saturday, noon-4. 2 card tables, chairs, pens, kitchen counter...people everywhere writing on apps.

Most recently had TONS of people show up, several from even an hour away. 37 of them paid $25 a head to apply = $925 in cash or Venmo on the spot. Let's assume that was 16 couple. Got 3 decent candidates. One with a 790 credit score.

Last month he had a doublewide with garage in the country. 70 apps x $25 each person = $1750 income that day. One group was 4 adults at $100 app fee.

He also charges $200 Non-Refundable Animal Registration Fee per animal + $50/mo per animal. More than my fees.

Got some thinkin' to do!

In Oregon, have to run 1 app at a time, return application fees for any that you have not run. We are open about our requirements and discourage applications that we know will be turned down. We charge $50. It really doesn't cover the time and expense. --76.138.xxx.xxx

I like how you are creating a pool of the most qualified folks by having the open house. If 70 people are in a place in two hours, you probably have three or four qualified folks in that group. A group that large will weed out the NQs out of the group without them spending any money

You should probably return the money from the folks beyond the first qualified applicant. Now if you take the time to do the call backs and tell the folks that you have another place coming up in two or three weeks located at XXXXXXXXX. I would tell them to do a drive by and ask them to call you back if they want to use that app on the next place.

That is difficult to do from experience as they want to know what the rent will be. Since you don't know what the completed project will look like exactly you can only go with what other units with the same paint, plumbing fixtures and flooring are fetching. I know I have cut myself short by doing this, but vacancies do get filled up quickly. I much rather have a place bringing in some cash than finding that unicorn that is awesome, long term, and trainable. I can always make up the difference on the back end. --24.101.xxx.xxx

I had this happen once years ago when the Market was different. My application fees were $10 to get the paper application. I copied them on a copy machine. It was like printing money. After a few open houses I made enough for the house payment then it just keep coming in. So did the applications, each one I reviewed carefully trying to qualify or disqualify. Can't really tell an applicant one way or the other until I see the on paper. $25 is the new $10 so they take a gamble as if they don't they surely won't stand a chance. After they house got rented it would seem like another business to keep a property just for this purpose. In NY you can't just "charge" an app fee... but I agree with what RB stated too... that's the exact reason why the law makers are making these laws because there have been (and still are, I'm sure) people taking hundreds of dollars (some were taking $100+ per app which is just greed in my opinion).

I do understand that "time is money" but at the same time, I would advise people that they needed to make sure it was something they were really interested in. I never just "collected" money for the applications. I actually STOPPED and now only advise them that they have to complete the background checks on line and pay that company the fee directly (It's $20 pp). I use to collect it and then just pay but then they would say "oh, I changed my mind" and I would meet up and give it back. THEN I said "no more, if you hand in your app and hand me the money... that's it... whether you go forward or not".

Then the law changed and I made the decision that I'm not doing it at all (collecting the money).

My daughter lives in FL and I cannot BELIEVE how much she's paying all these people to put in apps when she's looking for a new place because she's trying to get a better job/location. It's crazy. Plus, so many people don't even respond. --69.201.xx.xxx

I wouldn't set this up where folks were completing apps on the spot as I'm paperless. Generally, I have very few showings due to pre-screening. If I were to do an open house, I'd have them text me their e-mail, pay me via cash or cash app and I'd e-mail them an application. That gives them a chance to think about it and makes it far more efficient for me if they choose to submit an app. I don't have to interpret bad handwriting and etc., run around with paper apps which can get wet, lost and etc.---all of which wastes time. --209.122.xx.xxx

My goal is to find qualified long term renters not short term $25 hits. Yes I charge an app fee but I'd rather get 2 or 3 qualified apps then a bunch of unqualified that I profit from. By accepting those app fees you legally must review and reject each and everyone in writing with legitimate reasons. The other thing I didn't mention was that like Ken NY... I "stagger" my showings. I use to just pick a day and time and just have people show up and it never seemed to work well because even the ones that wanted and "seemed like" they would be good just from speaking with them at an open... very rarely put in an application because "others would most likely get it and they didn't want to waste time or their money".

I'd rather do a one on one showing and have them feel like they could ask any question they wanted and had my full attention. Yes, some I know I wouldn't most likely rent to and that may work but if I'm doing an open, it's not something I would just put out there right now knowing what the tenant pool is.

I'd rather pre-screen and only show when I know there's a chance instead of just being at a property for a few hours "hoping" people would show. That's not worth it for me. --69.201.xx.xxx

I'm not down with what you're considering doing. Why? I watched my very qualified adult daughter get taken by a couple of property managers. Daughter was very well qualified, and after asking a couple of very specific questions herself to ascertain a couple of important details, submitted her apps and fees up front as directed by the PMs to whom she spoke. Both managers replied in less than half an hour that "sorry, it's rented". As far as we're concerned, that smacked of leading her on with no intention of renting to her, just collecting that "non-refundable" app fee.

Now from what I know of you, I don't think that you wouldn't go to THAT extreme, but it just seems to me that even the type of open house that you describe is a bit on the unethical side. Perhaps consider returning the app fees to those who obviously wouldn't qualify, or those who did qualify and just weren't quite as good as the "winner", minus say $5 for handling.

Better yet, do as GKARL does, rely on pre-screening and electronic apps. You ARE the reigning King of Lock-Box Showings, after all. --108.52.xxx.xxx

I don't think that Brad should get beat up here. He's said previously that he goes directly to application for all applicants. This is a variation of that. Whereas it doesn't work for me, I'm not going render judgement. As I recollect, he only charges $ 25 per application which is far cry from the $50 I charge. 6 x 6, what junk fees are you referring to. My move-in costs are a standard security deposit plus rent, plus pet fees. My appliance fees are basically an insurance policy that the tenant can elect to have. They pay, I maintain them. They don’t pay, they maintain them. Being that it’s most of the time cost-effective to simply replace the appliance, you have to factor in that money somewhere. Any double security that I collect is a marginal tenant that isn’t perfect, but is workable. --174.240.xxx.xxx

NE, Jason named one of them. I have also seen around here were LL's charge some type of HVAC maintenance fee, but "they provide filters". They, being the LL. A bunch of junk like that. I appreciate the explanation you gave on your fees though. I do similar except I don't charge appliance fees, but I do not pay if the appliance breaks down. To me it’s basically taking a security deposit and repackaging it and selling it in a different format, but doesn’t really change anything. The lease already locks the price. Is the tenant pool really that stupid? If they are in fact that stupid, then I would say that the majority of things that we worry about on here is not worth worrying about. Like violating the stupid ESA rules. If the tenants are so clueless, that they don’t know a lease locks in a price Beyond anything else, then anything goes for a landlord. I would not be interested in this angle, because the security deposit for me is leverage during the move out process. This seems similar to the "rent-to-own" scheme that some landords push on unsuspecting or naive people.

I have yet to hear of a rent-to-own deal that has worked out for the tenant. The landlord pockets the extra payments for a few months/years until the tenant can't hold up his end of the deal. The landlord keeps the payments. In most cases, I suspect the landlord knows the outcome going into the deal, having "resold" the same property multiple times.

This fee for viewing is just as underhanded.

I don't refund app fees but like .001% pay them without ending up a tenant, because by the time I give them the app link (and they pay the background check company) they are pretty much in unless something odd comes up there. I sold a house on RTO. I bought the place specifically for the couple that rented it. They were paying a whopping $50 extra a month going toward the purchase.

They both ended up with some pretty serious medical issues as well as one son who defaulted on a loan they signed for. I just looked it up. They were there on their 13th year. I paid 20k for the place, sold it to them for 35k. Collected $500/mo rent throughout, minus taxes and insurance (which were very low). They always paid the rent, but sometimes didn't pay the extra toward purchase. I paid a couple hundred for a new well pump but nothing else went into the place.

I realize this is the exception to the rule. I would do deals like this all the time if it all worked out. Prices and profits would be higher today with the market the way it is.

Now on the flip side of this I was selling a duplex to a guy where I played the bank. I got a down payment and charged him 10% interest on a 12 year note. He supplied his own insurance and paid the taxes. 6 years in he said take it back, I quit. Had him sign off on the entire deal. Two weeks later I had the one empty side filled for more per month and then maybe a week after that I sold the place to another investor for more than I did to the original guy. It will be paid in full on the 9th of May. --107.147.xx.xx

One reason for not doing Rent to Own: tastes change, and familiarity breeds contempt.

I remember quite clearly sitting in our hot tub gazing into our new home (all windows and glass, in the country...) and thinking "I can't believe this is ours..." and a few minutes later, unbidden: "I wonder how long before I hate this place." Ouch.

And it turned out not to be untrue: the more I came to know the place and its foibles and the issues with living there, it became an albatross...I seriously always think of that reaction when people talk about "Rent to Own."

Of course when we sold the place 15 years or so later, we had fixed it up so much for sale I didn't want to leave. You can't win. --173.28.xx.xxx

I don't want to make money this way. Once it did happen like that. I want to rent the house. My application fee is $10 not $75 or more. That $10 gets you the application paper and gets you in line. If you pass that screening then we move on to the credit report. That cost they pay only when I'm offering them the property and I reject at the point if the credit report shows something they haven't disclosure. From reading the above post, the amount one chooses to collect up front and your process determines responsibility and response as to what happens next. Can't really tell anyone they can't apply, so if 300 people want the opportunity they have to follow the process including paying the fees. Can't control the market. I have done open houses for years. I take applications on the spot; however,the majority of the lookers take it with them and then I never hear back. What I do differently than many is give my quasi qualifications ...so they don't waste their time and mine. I state what I want for job history, income, evictions, criminal charges, etc. If they apply and pay, it says right on the applications the fees are nonrefundable if they outright lie.

Something that jumped out of the original post - taking cash (gasp!) at the open house. I collected rent in cash until very recently (except for one commercial tenant) so I have no problems with the cash concept. I've read repeatedly on here about no cash, getting mugged ... all kinds of what to me is paranoia and yet opening the door to the unknown masses all at one time knowing they are toting cash ... gasp !! --98.237.xxx.xx

Two things before commentary to BRAD. 1)In WI this might/would be illegal. 2)I find by charging what the law here allows for an application fee and telling current applicants the story of 3 young men who paid $150 to apply to other places, pointing out the charge was illegal and they were turned down by others while I rented to them. That builds trust with those applying to my properties. Once trust is established, I get the tenant I want, who follows their lease, is cooperative and flexible.

Ideas from this group tells me, however, for my time, we are too accommodating. I need a life outside my chosen field. So BRAD, and others, keep your experiences and commentary coming. No matter what it be. I appreciate all; what I do or don't do after pondering feedback, it causes me to rethink in creative ways. We need to do that to survive. --75.11.xx.xx

Brad, no ill intent. If I do an open house I do try and get applicants so that I can rent the place. Sometimes people apply that shouldn't, and I have all the information out on the countertop. On the other hand, I don't do an open house just to make money on applications. That would be unethical. That is the way the original post sounded. Maybe we all read it wrong? --76.129.xxx.xx
