The first group pf convention instructor have been made public. It is clear that Jeffery has done a nice job selecting a variety of top rate talent.

Jeffery Watson for example is one of the national leading experts on asset protection. I have mentioned that everyone needs to know this. Asset protection is like a gun. You don't need it, until YOU REALLY NEED IT.....and then it too late.

Randy Hughs will be teaching about land trust. This is an multi purpose tool that can be used for privacy, tax savings, partnership development and asset protection. When you buy his course, you get his phone and he actually answers it himself. So if you have a question, he is there to help set you up for success.

I know there are nay sayers out there. It is okay to believe that you are smarter than any attorney out there that might ever file against you. I do hope you are right if you are going to pretend you don't need help.

I am not sure who the first speaker is - I have mentioned AI before and got limited inputs. Don't worry, I am sure you can gamble your competitors will not be using new technology.

Nope - I see lots of great journeyman level speakers covering meat and potatoes. I am sure the materials are not cheap. I believe Jeffery Watson offered a complete asset protection and estate planning course for our apartment association about fours back and it was five figures. Still a great deal cheaper than a law suit.......then again pretending it could never happen to you works great for an Ostridge.

At some point though, asset protection and estate planning need to shift up the priority list.

When does that occur? Well it really does depend. I believe in diversity in real estate and looking out to cover your rear. If anyone is relying only on the government too look out for them, I would think they should have their heads checked out. Instead, I would hope they elect to create their own good luck. But I am all about 100% free will. If someone wants not to be control of their life's outcome, they should be allowed to. Does it matter if they are a tenant or a landlord?

If a landlord elects to be a victim instead of an investor, I say go for it. Landlords are trainers of tenants. If they don't want training, there is little any one can do about that but ask them why they are not where they want to be. In true victim reflection, it will be someone else's fault.

So I am incredibly grateful for Jeffery selection of instructors - these are journeyman level topics and not for so much for newer investors. Instead if you are looking to grow and protect what you have, these instructors are there for you. --24.101.xxx.xxx

Remember it's also a tax write off. So someone with one to ten properties may weigh carefully what products for sale at such convention another with more properties may find it easier to buy. But both may benefit from such purpose. Just depends on how one applies their profits. --172.59.xx.xx

I suppose the point I am making is - if an investor is not willing to invest in themselves, why should anyone else invest in them.

Education is an investment. Many folks who attend conventions come back for follow up training. The beginning price point on some of the training packages is what you spend at a short trip to Harbor Freight. This training last so much longer than Harbor Freight tools. If you treat the training as a different tool, you might be able to even team up with someone so you can share a tool.

SO here are some questions you can ask yourself:

Would you like to make more money targeting special needs housing?

Do you want more privacy lower taxes and more piece of mind?

Do you think the rental housing industry has been targeted and over reach exist?

Do you think your competitors will be using the newest technology as systems roll out?

Do you want to save money at Home Depot or your local box store and spend more than $5,000 in the next five years.

Do you want to learn how to retain your quality tenants while trying to reform your marginal ones?

6er you bring up a great point. For some folks - the financial commitment might be too much. But if they can't afford the investment cost, I ask why do they consider themselves "investors".

Time is the bigger commitment than money. You can always make more money. Time however, once gone can't come back. Investing in yourself can free up time.

6x6, my ‘mom’ side of me says the course you need is marketing. Not just the part about advertising, or showing, but the part where you figure out what the market is in your area. Both for flips and for rentals. I feel I somewhat steered you astray when I gushed over your photos of the flip house you did. It was beautiful, but, if it isn’t sold yet, then the proper market research wasn’t done to see what was needed/desired for that area.

And, actually, if that many landlords are having trouble finding tenants, even very experienced landlords, then maybe a refresher course in determining the market one operates would be a good class for convention. I’m back to having a wait -list. I know my market, mine are working poor, though they are working towards being solidly middle -class, but they’ve had hiccups along the way.

And, 6x6, back to that flip house- I still see that as a house for you, where you could plant a food forest out in the large lawn, and pet the neighbor’s cows. Rent out your house in town. --172.59.xx.xxx

Fortunately, my local Landlord association (AOA) offers education courses during the year. With the laws changing yearly, it’s imperative to keep learning so you don’t make costly mistakes. In the classes, there are many 70 and 80-year-olds plus the newcomers. --146.70.xxx.xx

Thank you everyone for the added suggestions. I also purchased Randy's coarse but don't like subscriptions. I do, however, need to look over that material again, when I get through with my current project. I have also been to at least 2 conventions but have trouble focusing and learning that way. I like Jeffrey's teaching style though and have bought a digital copy of the bootcamp. I have to get back to that as well. Maybe the training I need is how to fit all this in while DIYing a house? Busy, I sold the house but a marketing coarse wouldn't hurt. Bare with me, it's a slow process, grins. --76.129.xxx.xx

Just meeting the few people I did last convention and absorbing all that I could from everyone (not just the speakers) made me money, saved me money and let me sleep better.

Can hardly wait for this con. I know I will still have a rehab sitting but I don't care. Priorities.
