My tenant brought a dog to my rental house. As action to avoid extra pet rent and additional security deposit give me a letter from doctor that need Emotion Support Animal.

I would verify that the letter is legitimate. I contacted the medical professional to verify that he did in fact generate the letter and sign it. Sometimes a well meaning receptionist might do a favor for a patient. --146.70.xxx.xx |

You may have to just accept it. In my state I would not be able to collect a pet Fee (not deposit) or deposit (refundable) or pet rent. There is plenty written on this subject. By law you can not charge pet deposit or pet rent for an ESA. However if the ESA/owner doesn’t follow any rules you have for animals/pets like picking up after them, disrupting quiet enjoyment, damage, etc then you have some recourse. --73.159.xxx.xx |

I don't know what is in your rental agreement, but mine (used to) says that any animal must complete (OK, it's owner) an application and be approved before moving in - just like a human resident.
So, I would have sent them notice of such - they mixed up the order of things.
However,
I now do "Animal Inclusive" rentals. Extra deposit and higher rent already built in, for up to two Approved animals.

If it is a legitimate Dr. note- It is FEDERAL that you have to accept, can not charge pet rent, or charge pet deposit.
Tread carefully.

MC: You can require those things if they are required by some other ordinance for all animals. For example, if your county requires that all animals are vaccinated, then you can require it of an ESA. However, if that is NOT the case, then you likely cannot require it of an ESA.
