I have received some negative reviews. Usually I find the issue is somewhat on the landlord for not have any management skills. This can work on your favor . Can you speak in "code" something like "Ive had some trials with this resident, be sure to explain your explanations clearly both verbally and on paper and stay on top of them and you'll be fine" something like that. I won’t lie but I might ask for a paper with their signature allowing me to talk with the landlord. Even with that I do not flap my lips or offer information. I respond to questions that are asked and if it’s not clear cut non-payment or outright damage, etc. I might say I am not comfortable answering that question. A professional landlord doing due diligence will ask the right questions, ask in a different way if they don’t get a straightforward positive response, read between the lines of an unanswered question or end with would you rent to them again?
