I'm in the process of moving out a elderly man who trashed my unit. I'm moving in my grandson who will be managing the 5 family for me. The property is in a family trust and my grandson is part of that trust.

Do you really need to give a reason? I don't give a reason cause that gives them something to be a victim of. Ending the contract is enough, it's what they agreed too, both of you agree to the terms of the contract ending with their party giving 30 day notice. But only one of you agree to the family move in. So no I would not give a reason unless that reason is required by law to create a circumstance for the notification. --172.59.xxx.xx |

If it is M2M, in Pa, 30 days from the end. Example:give notice on 3/30 that it will end on 4/30. Say as little as possible. "We are ending your tenancy at X location on 4/30. Rent is still due for April,etc". --73.230.xxx.xx |

Unfortunately the owner has decided to move in a different direction with this property. Please be advised that your lease at xyz First st will end on 4/30/2023 at NOON and will not be renewed. You have until this time to find suitable replacement accommodations and must be completely moved out on or before this date. The Rental Agreement calls for at least 30 days’ notice before terminating the lease and you are being given 60 days notice.
Your monthly rent payments are required to be paid until the end of your occupancy in compliance with the terms of your lease. Your security deposit cannot be used as rent payment at any time. After you vacate the premises, an inspection will be made to make sure that the premises have been cleared of all furniture and personal items and left in a clean and undamaged condition. All keys to the premises must be returned to the manager when you vacate.
Specific move out instructions will be sent at a later date. Call when you will be completely moved out in order to return all the keys, remotes, and garage door openers.
This letter serves as legal notice of termination of your Lease on the property you currently occupy. It is also intended to allow ample time to seek a new residence. Failure to comply with the above requirements could result in legal proceedings to regain possession of the property, which in turn may incur attorney costs and court fees that you would be responsible for.

"This is notice your lease will end _____ and you must vacate on or before that date."
AFTER the smoke clears from this notice we DELIVER the Move Out Instruction pages he signed at lease orientation.

SMorris, do you think he will just go when you give him notice? I’m not sure where you are, whether his rent is at market rate, how tight the housing market is and what your time line is. Where I am, our market is really tight making it difficult to find a place depending. The last time I did this, I told them that their unit was in need of renovation including hot water heater and we would not be renewing. I gave 3-4 months notice and raised the rent each month by $100 to encourage looking. Resident was below market. I let the resident know that due to renovation it didn’t matter when they moved out. If they could find a place and the landlord wanted a mid month move in that as long as rent had been paid on the 1st, I would return the prorated unused rent amount. The idea was to make it as easy as possible to encourage moving vs having to evict under other good cause and hope the judge agreed with my other good cause. --73.159.xxx.xx |
