That are living in my next door neighbor's rental trailer about 5 minutes away! I have no intention on renting to them (Mr. Casanova and roommate's place). Neighbor told us that the place was rented by her late husband and they just fell off the radar.

Nothing in writing, etc. Her late husband was a novice LL. Apparently they've been living there for years free of charge since her husband passed and now she wants to sell the place.

They told me they are paying $650 a month. LOL.

Abysmal applicants are far and away the majority; I am getting a few glimmers though.

I had a couple apply for a sfh. They wanted to give only the info for her employment (which was excellent), but I was firm that all adults must qualify. I got his employment info, then backdoored his employer reference by ignoring the contact name and number he gave me and finding the office number myself. An hour later, that applicant called and read me the riot act for violating his "privacy", said he wouldn't rent from me ever, then slammed down the phone.

What he didn't know was that I had just gotten a return call from the property manager of the current rental. The tenants were squatting after paying once and then using every professional deadbeat legal trick to keep from being evicted.

Ha, now that is funny.

I had a couple come in to look at a place. I was still working on it but showed them anyhow. They took an application and left.

I kept thinking that I knew the woman from somewhere. Then it finally hit me. She was one of the people that trashed a place of mine years back. Lots of drama and mess.

I mentioned when she texted me about the application that I remembered her. It was all the ex husbands fault. She was on the straight and narrow. Then I ran her name thru our court database.

Oops.

Then she got mad at me and said I never got permission to do that. Ha. I didn't run credit just a court search.

Ken, checked the MLS. They are asking 129K. Her decreased auto mechanic husband used the back acreage as a dumping ground and it needs a new septic system with leach field. The current "tenant" is a pedophile. Been there for 12 yrs. Apparently they HAVE been paying rent, $650 for a rundown 2 bdrm house until now when she naively told then not to pay March's rent so they can "save money for a sec dep elsewhere." They paid $400 of April's rent after it seems they weren't going to pay April's either.

Its a cluster. 129 is far above our price point. Just bought a 4plex in better condition for 31K.
