We got our biggest damages payoff outside of a court judgement yesterday. As stated in the past, we send monthly bills and do a lot of payments through Square and collect autodraft rent, etc. The company is presented professionally at all times with tenants. Tenants are screened very well. Usually all the moving parts work very well. Every once in a while, we have a move out go south on us. That being said, we had a tenant move out with next to zero notice at the end of January. Sent the damages statement with a bill for $2,400 at the end of February with payment options. Certified mail. Sent another bill mid-March with payment options also certified. Watched the tracking. As soon as usps tracking showed it was received, we sent a Square invoice for a 1 time payment discount of 20% and about 5 minutes later last night we received an email confirming payment was made. $1995. Well done! Had 1 pay $3500 and avoided small claims court and a higher amount by paying. I hadn’t completed the repairs so I didn’t have all the numbers in and it wasn’t rented. I sent the security deposit accounting with statements and bills giving 3 options to pay within 30 days and We would call the matter settled. Don’t pay and I’ll get numbers for everything marked on security deposit accounting as not billed yet and see you in small claimed court. 31 days later I found a check in the mailbox. Our new judge is unpredictable so we've been doing lots of out of court settlements with autodraft payments.
But I like your one time offering!
If they had access to such funds, probably from a parent, they could have stayed current and not be evicted!

I had a tenant that was a slob (ok, have had a lot of those in the past) and I was pretty sure he was running a pill farm out of the apartment.
Went up to him and simply said that I wanted him out. I would not file eviction and would send him a bill for damages one time. Otherwise I would go to court and say my piece.
He left. I sent the bill for damages and he set up a payment plan. I let him know that if he missed one payment all was off. I would file small claims and include everything for damages that I didn't charge him for in the first place.
He paid it all. Never missed a payment. I should have included additional fees and maybe interest, but I was happy to get him out, get the place fixed up on his dime and get it rented out again. --107.147.xx.xx |

I appreciate the honesty NE. Anyone who claims that there turnovers always go smooth is lying thru there teeth.
But when I hear a story like yours - it tells me you screen well and set valid expectation When the customer follows through, only says your system is working well

That is great to Hear Zero.
On those types, I let them know that if they force me to go to court, the judge is going to order a sheriff sale so that law enforcement will be going through their stuff.
If they are pushing product - they will not like hearing that. Now I might be embellishing a tad bit when I tell them the judge is going to order it at small claims court, as in Pa it does take 30 plus days for that to occur. The end is the same, but the time line is delayed. --24.101.xxx.xxx |
