I need to record these calls so people believe me!

"Do you have appliances or do you want to rent ours?"

All three are renting my stoves and fridges. One is also renting washer and dryer.

That's 8 appliances x $35 each x 12 months = $3360/year, x 3 year stays = $10,080 JUST FOR ASKING ONE QUESTION!

and not giving away free stuff.

A young lady's Mom was in the background coaching her - "We put our old appliances in the barn when we got new. You can have those." Then Mom thought a bit and said "But they might not work so just rent his."

2 of them have 2 dogs. BOTH said "I have been looking for MONTHS to find a place that will take my 2 dogs! Thanks so much!" 4 dogs x $35 each x 12 months = $1680/year, stay 3 years = $5040.

Another said "I HATE carpet! Your ad said 'carpet-free' so we chose your house."

Today's applicant has 2 cats and a large Lab dog. Wiling to pay 3x$35/mo and uses a Roomba every night at 10pm. House is carpet free. Screening is all good, plenty of income. Should I take them if the In Home Visit is OK?

Back when I was still showing places myself I loved hearing the OCD cleaning mantra and then looking at the inside of their car.

Have one tenant that really was OCD about cleaning. I moved them into a house after being in an apartment for years. The carpet in the living room needed re-stretched. When I started it ripped apart.

Turns out that the tenant swept the carpets daily and washed them weekly. The backing barely had a chance to get dry and she soaked it again. Made sure that she knew not to go overboard with the new place.

Alas, many years and two houses later she finally got over the OCD about cleaning. Sad for me. --107.147.xx.xx

because after a 3 year run,

we send them on an all exclusive trip to an Island

of their choice.

Then when they come back, we raise the ante on our

whole menu of items by at least 50 bucks a piece,

causing a tidal wave of free cash and the happiest

tenants this side of the Equator.

Next, we plan on offering car washes to the menu,

because no one else is doing that either.

Being on the cutting edge is tough,

but hey, I'm enjoying my retirement and my kid still

has no idea I have a day job going on.

So remember class, timid LL's have skinny family members.

I'm going to start telling people who tell me they have a mental illness as if it's nothing that they are being insensitive to those who do. Sean,

I'd have to research it but quick guess 80% or more rent the appliances.

I cringe when I think of all the money I left on the table by including appliances in the base rent.

Years ago I rented the appliances for $20? each but got away from that when times were tough. I put in good appliances to attract good residents for years. But times have changed. Back to renting them.

One of those new leasees said she has a fridge but the one already in the rental is a nice stainless model like she always wanted - so she rented mine and is leaving her fridge in storage.

She also had her own electic stove but the house is plumbed for a gas stove. Rented the one already in place.

Good comment! Looking back the people who claim OCD are usually not, and the good ones actually ask questions (bugs? lawncare? parking?) rather than brag about cleanliness habits.

Car washes...now THAT's a great idea! Another amenity for people who cherish their cars! A great Christmas gift or in the Welcome Bag.

Seriously I toyed with providing inexpensive cars for our low end renters, back when I could buy a beater for $500. After housing that's the top thing they want.

I'd also like to tie in with local stores for pizza, ice cream, laundromat, etc coupons. Remember Welcome Wagon?

At one point Texas Roadhouse gave me a handful of Free Bloomin Onion with an entre coupons.

Brad, that would actually be good. A good example for someone to learn from. Sort of like the role play. A person would be able to hear how you presented it and how they responded and the tones of the voices.

BTW, it is not that I don't believe you on these things, it has more to do with my financial thinking for myself, and about the things I always heard growing up. The mindset change takes time I suppose. I'll keep learning from you though. One day it may sink in. --76.129.xxx.xx

If you are having a hard time believing a sales persons results, why not repeat his training.

If you don't believe there are helping resources near you, check in with your local community college and see if they have classes in salesman ship. I can honestly say I have never done three leases in a day, I have done two in a day a variety of times.

Where I found that sales class was so beneficial, I was "forced" to create information/sales sheets for for my properties. Having a piece of paper that some one can take with buyers or potential renters was an awesome tool. Learning that there are the know, like, and trust stages that occur before a transaction occurs was critical.

Do I honestly believe anyone out there is going to do the work that it takes to get the results they want? I know first hand it was so much easier to blame others and think that the systems were fake. Now I ask folks who want either a job or an opportunity of some kind - What or How are you investing in yourself. Truth be told, if someone isn't interested in investing in themselves, I have a hard time investing in them too.

I don't get that many extra folks to do my fries offers. I do structure up my RTO though that my tenants were knocking them out at about 1 in 3 going to the bank to get financing with in the first five years though. Year one rent is $1,000 Year two rent is $1,100 year three rent is $1,300.......guess what money inspired me to act and I find it also inspires others too.

Do I believe at this point anyone who was on the fence to act? Many will be happy to just complain. Make no bones about it though, there are solid reasons why I asked about people's training budget about two weeks earlier. Strangely no one mention anything about time either.

So if this post hurts anyone's feelings, you can get therapy for your feelings or you can get training and make a buck.
