I have an idea that might help landlords manage their rental properties but don't own any properties myself. Thought it would be best to come to the pro's to assure I am not reinventing the wheel. I have quite a bit of real estate experience and software design is my passion so those have given me inspiration to possibly help out.

I am mainly interested in knowing if you use a software product to assist in your management and If you could change anything about it what would that be?

Please understand I am not looking to sell anything, I just want to see if my ideas would help.

There are plenty of different PM software packages out there. They all work great from application on, and usually price determines just which one you need for your size/number of units.

What NONE of them do well if at all is the PRE-Application stuff: screening, scheduling appointments, follow-up to actual application.

Those of us who have automated this process are using Google Forms, Sheets, maybe Calendar but they are home-grown efforts and range in sophistication based on who designed them. Jason/VA has automated almost everything using these tools - I wish he'd sell his package :) --173.28.xx.xxx

Just understand the market is oversaturated with traditional on-line PM software for managing rentals including things like tenant portals, online applications, and the like. A new startup will have a hard time competing with the dozens of established products. You might be better spending your time finding a niche of the market that isn't well covered. Something like screening, acquisition analysis, or exit strategy analysis (IE: tax calculations on sale). --209.205.xxx.xx

I use Mike Butler's tenant tracking and QB for investors. It has served me well. I just wish it was still stand alone without annual subscriptions --24.101.xxx.xxx
