Owner/Landlord Question (by John Brown [VA]) Posted on: Mar 27, 2024 10:24 AM
Message:

I have an idea that might help landlords manage their rental properties but don't own any properties myself. Thought it would be best to come to the pro's to assure I am not reinventing the wheel. I have quite a bit of real estate experience and software design is my passion so those have given me inspiration to possibly help out.

I am mainly interested in knowing if you use a software product to assist in your management and If you could change anything about it what would that be?

Please understand I am not looking to sell anything, I just want to see if my ideas would help.

Thanks in advance --38.146.xxx.xx

There are plenty of different PM software packages out there. They all work great from application on, and usually price determines just which one you need for your size/number of units.

What NONE of them do well if at all is the PRE-Application stuff: screening, scheduling appointments, follow-up to actual application.

Those of us who have automated this process are using Google Forms, Sheets, maybe Calendar but they are home-grown efforts and range in sophistication based on who designed them. Jason/VA has automated almost everything using these tools - I wish he'd sell his package :) --173.28.xx.xxx

Thanks WMH, That is one of the feature I was looking at. Well at least the application. Pre-app should be doable too... --38.146.xxx.xx

John, what part of the state are you in? For a perpetual piece of the pie, I can sit down with you and go over in detail everything that your software would need to succeed in this market space. --172.56.xxx.xx

Message:

Just understand the market is oversaturated with traditional on-line PM software for managing rentals including things like tenant portals, online applications, and the like. A new startup will have a hard time competing with the dozens of established products. You might be better spending your time finding a niche of the market that isn't well covered. Something like screening, acquisition analysis, or exit strategy analysis (IE: tax calculations on sale). --209.205.xxx.xx

Thanks All...

Jason, I am in Lynchburg but MikeA might have made me shift. I am going to look into another area other than the standard things...

MikeA -- Thanks so much -- this is what I wanted to get to. I have jumped before finding the real need before. It will take some thought but I want to solve problems, not compete in a saturated market... --38.146.xxx.xx

I use Mike Butler's tenant tracking and QB for investors. It has served me well. I just wish it was still stand alone without annual subscriptions --24.101.xxx.xxx
