I like having a general real estate binder, binders set up for each land trust and individual information sheets on each property.

On these sheets I have address, parcel number, utility phone numbers, neighbor phone numbers, rents charged in the past, and notes about current and future improvements, tenants phone numbers, insurance agent and policy info, tenant emergency contact, and notes on the neighborhood.

I use these sheets for making my end of year dream sheet (goal sheet) for all the work I want to get done. I typically only get about 75% of these task completed any given year so this helps me set priorities. It has also been used as a tool for helping decide what properties to roll off occasionally..

I am wondering if others use a form like this to keep property info If you use a sheet like this, what other info should I be adding to improve it? If you don't use a sheet like this, what do you use to organize your info/data on specific properties?

I have a property detail spreadsheet with house info. Not sure if a cut and paste will make it clear or just confuse things but here it is anyway.

There are 3 columns - item, date, and notes (I didn't copy the notes). Notes is what the item is or who installed it.

Bonanza, that is a detailed sheet for sure.

Right now I have my information split between an excel file and a word doc.

The excel file has all the info like rents, tenants, when purchased and for how much.

The word doc has room sizes, filter sizes, when smoke/CO detectors newly installed, when I put DE in the outlet and switch boxes, sizes of windows that need replaced and the like.

Just remembered, I have a third file which is a word doc simply called To Do. It has all the honey-do lists on one spot for all the places. Things like needs a roof, or specific landscaping I want to do as well as things like wrapping trim with aluminum. I need to get back into that file and make some updates.

As far as a physical binder I do not have anything like that any longer. It's all online, waiting on an EMP. --107.147.xx.xx

One of my goals is to get all that info in one place - preferably on a thumb drive.
