Always ask on the rental application - "Any other names you have used in the past?"

Applicants may not volunteer this information unless you specifically ask for it. And they may still not always voluntarily provide it, but chances are far higher that they will, if you ask.

One of the things I like about using the credit check service on this site, is that when running a credit report, if "alternate names" have been used by the applicant, the report will provide such names that have been submitted or used.

Running a credit report today, alerted me to an alternate name, which most likely saved me from a potentially big problem resident. The name the applicant put on the application came back clean without any prior rental judgments. When I checked online court records under that alternate name that appeared on the credit report, a prior rental judgment of over $5,000 was discovered. --172.58.xxx.xx

That is a question on our application. Also, we use FASTPEOPLESEARCH (free to use) to cross check. Sometimes we find alternate names there that they did not put on the application. Look up the alternate names and sometimes you find out what they are trying to hide!

I started asking for maiden names and other married names.

Asking maiden names or any other alias is a nonthreatening way to bring up the subject. Tenants sort laugh when I him this question after asking about her, but then I just ask about going by a nick name --24.101.xxx.xxx

That would be a cheap way to get by the first screen for me, which is to use the court database.

I am unsure if they put the name change in there. I know in some cases the person asks for the courts not to do it and it is granted. --107.147.xx.xx
