Not all, but MOST of our leases end in spring. Today my DS and I spent a few moments going over who, what, when, where and HOW MUCH. I sent out lease offers, he sent out actual leases to those who had already responded to a few offers I sent the other day.

Everyone got an increase, even if it was just $5, and everyone gets an increase in Security Deposit of 2x their rent increase.

I know a lot of you don't use Annual Leases but for those who do, it's that time of year. FWIW. --173.28.xx.xxx

Sad but true and something I only realized today: one lady's rent is only going to pay for her new HVAC system - pretty much a full year of rent went out the door on that (HVAC guy really screwed us on that one btw.)

6x6, this is why taking the tools out of the truck is only possible if you have enough units to spread that pain around. --173.28.xx.xxx

Just do MTM but I have it set for increases once per year. We send two groups out at a time. Just worked out that way.

Snow here, too, but I give a 60 day notice of rent increase, so it is time to get those sent out.

Although I am only giving one rent increase. Two tenants are brand new and rented at the top of the market and I don't do an increase with the first renewal. The market seems to have stalled out, anyway. Rents have stopped going up. One of the tenants bought a house, so they are leaving. That only leaves one for a rent raise. --76.178.xxx.xxx
