Just thought I'd pass this along so it may help others.
Had a unit back years ago with a furnace that was only 2 years old. First tenant had no issues with it. Second tenant moved in, and within weeks he started emailing me saying the unit was "short cycling" (runs for a short period, shuts off, then restarts for a short period, shuts off, etc.). I had just changed the furnace filter between tenant changeovers, so I didn't know what the issue would be. I did some basic testing and found nothing wrong, then I decided to check the filter anyway. He had put one of those allergen filters that filter out the tiniest of particles in the filter location and removed my pleated media filter. I told him that our lease specifies that we will change filters and they are not to mess with any of the "systems" of the house and he said he wanted cleaner air. He said there's no way that filter was causing the problem...so I made him a deal...
Let's take your filter out and put mine back in. If the problem does not resurface in a week, you agree to pay me $60 for the service call to come and deal with this. If it doesn't fix it, I'll pay for a company to come diagnose and fix it, AND I'll give you $100 off your rent next month. I wrote this up and we both signed it.
I put the original filter back in, and the problem went away. he paid the $60 fee the next time rent was due.
I don't use cheap filters...I use a MERV 8 filter, which is middle of the road. That house had a 16x20" filter and only one air return in the hallway for the entire house...he was starving the furnace for air and the temperature overheat sensor was tripping, which kept shutting off the unit.
I told him if he wanted to try a MERV10 filter he could, but nothing higher as it may force the furnace to work harder and shorten it's life. He never bothered me again about the furnace. --64.38.xxx.xxx |

Yeah my old boss did the same thing with his furnace and wondered why it was acting up. DH told him to take it out and put in a regular filter. Issue went away immediately. --64.246.xxx.xxx |

Has anyone used those little whistles that you put next to the filter?
Supposed to tell you when the filter is clogged.
I have one somewhere I got for free thru utility company. Just now thinking that if they worked as a last resort it might annoy the tenant into calling for service. --107.147.xx.xx |

Great thought zero (I didn't know they had it)... it would be good for "us" but for a tenant I don't think they would even notice it. They hear the "chirps" of a dying battery but just ignore those as well. --69.201.xx.xxx |

We have successfully used MERV 11 on our Trane systems heat pump air handlers, and were advised with the last installation to avoid the MERV 13 filters. I was just looking at our supplier's (discount filters dot com) site, and they have a MERV 11 filter choice that is "high flow" for a bit more cost per filter, and may move to those in order to preserve the systems better at only about $24 per year more cost. --96.245.xx.xxx |

I had the 4 inch filter box installed when I put my furnace in.
My new HVAC guy says he prefers having the smaller filters at the return grills instead. Helps keep the ducts cleaner.

Zero, that is correct but if you have a lot of return vents, then you have to buy a lot of filters and that could get expensive. Some older homes only have one return duct, but most newer homes have one and almost every room. --64.38.xxx.xxx |

I absolutely like how you empowered the tenant. Now they have something to think about and if they consider calling you again, the fact that you forced them to think - is going to ring in that skull.
