I can almost guarantee you are not getting all the rent. Some sticks in her pocket with tenant excuse you accept.
Managing means making the tough decisions. To me this is a no-brainer.

She has been paying $270 for past 10 years ( average rent
in the property is $1600). She blames her bad knees for not doing any maintenance.
I am going this weekend and get her off guard.
According to our lease, no overnight guest can stay more than 14 days in a 6 month period.
I will ask if he is staying and will clear the air.

I agree with the others that you need to make some management changes. Based on your posts, I am not convinced that the attitude issues rest solely with her, or even originated with her. You are very vague about the supposed attitude and maintenance issues but very specific about the parking issue. You have also been there with such frequency in the past two weeks that it suggests that you have long been a hands on manager, and you obviously spend a lot of time watching the camera feed checking on at least this tenant's sons lack of comings and goings.
My state requires a 24 hour notice for a landlord to enter the property. Therefore, there would be no getting a tenant "off guard". A 50-60 year tenant warrants a friendly drop by, not a gotcha. This would still be true if she had only been my tenant for the last 10 of the 50 years.
A 50 or 60 year old son visiting his recently widowed 82 year old mother in the home that he probably grew up in would not raise a concern with me, because in my family, it is common for people to plan extended visits to check in on bereaved elderly. He is of an age where he likely has enough flexibility in his career or work schedule to take time out for his mother. FREEDOM has many different forms.
The low rent is an issue you caused or continued, and is separate from what other issues may or may not actually be present. You were apparently satisfied with the arrangement for 10 years when her husband was alive, and that the numbers met your previous financial targets.
Your posts suggests that you would likely mishandle this situation, and the news will travel fast, but not the news that you want.
I really want to be sympathetic, but this is the rare occasion that I agree with others who say sell. Then find a new hobby.

I like control so it would be difficult for me to have an on site manager collecting rents. A basic internal accounting control is separation of duties. Generally, you don't want the same person collecting rents to deposit them; they can pull off a fraud and cover their tracks. I would not fire her until I took over the collections. As others have suggesting, implementing Clear now or some other billing system is the perfect excuse to remove billing from her portfolio. What you're going to find is that some tenants will be upset in addition to her and you may have to let some of them go as well. You don't know what sort of side deals she's set up which is precisely why you never put anyone in this position to begin with and/or make immediate changes if you inherited her. Worked on a tri-plex locally where the owner lived in OH. He had hired a handyman to manage the places. Collected rents and all that.
He found out from one of the tenants that all three places were full. The manager told him only two. So the manager collected his percentage of two places and all of the rents for the other.
Wow!
I was only there to work on some stuff because my realtor inquired. The guy ended up letting the bank have the place back. Sad really, but another thought about other people managing your stuff without any checks in place. --107.147.xx.xx |

You definitely do not need to have someone simply to collect the rent. In fact, it is not best for you because of potential for not receiving all your money, and it is not even safe for the person collecting.
