4 year tenant messages me this a.m. that HVAC is blowing cold again, she had her COUSIN put gas in it a month ago and he says it is leaking!

I was so furious, I replied #1 you should NEVER let anyone else fool with our equipment! I told her I'd get our guy to come check it.

Only thing I can figure is she was afraid to tell us she had a problem because we ask her to leave last year because she kept complaining about mold and I told her we'd done all we could do about it. It was more of a house keeping issue.

I'm hoping "her cousin" didn't damage the equipment, IDK if he knows what he's doing or not. This has never happened to us before, I swear it's always something, the ones that don't care enough or the ones that care too much! --216.126.xx.xxx

Yes, believe me, we had that discussion. She begged to stay and offered to pay more rent! Sadly, I think that is what caused her to let someone else work on it rather than complain. Thankfully our HVAC can go today, and hopefully he can get it going and the other guy didn't do any real harm.

She pays on time and is pretty good except does tend to whine a little. I just tell myself, it could be a lot worse. But that little 50.00 bump in rent won't help much if she destroyed a perfectly good unit with a minor problem. --216.126.xx.xxx

I am thinking my response would be to have this person meet me to indicate where the leak in question is (I am a HVAC tech myself) and ask for a copy of his/her 608 license - the tenant will pay for further repairs as a result of this tampering, many times this results in a frustrated moveout and that is fine with me, if the tenant want to coddle equipment technician experiments they need to purchase a house with equipment for the experiments. Send a letter of non-renewal today. It's bye bye time. She's 0-2, and you don't want her to stick around and find out what 0-3 will be. My guess is they dump dry ice into the blower unit in the Summer because they think the AC isn't cold enough.

I am so frustrated, because the old adage "You can't fix stupid" keeps ringing in my ears. The thought of going through the process of finding somebody new is the only thing stopping me at this point, but at what cost?

She works for the USPS, so I guess that explains a lot!

I DO like Vee's approach. And I was of the same approach, buy your own and do what you want.

If I find out he put the wrong gas in it or other damage, I am going to definitely make her pay for it, since I have it in writing that she did this. --216.126.xx.xxx

If the wrong gas was used it plugs up the coils as the mineral oil of 22 becomes paste when mixed with PAG or synthetic oil carried in 410. First know your equipment then it is a simple question of color, did you add from a purple or green tank? At the HVAC store where I buy from we did these experiments when 22 was being phased out late 1990's then when equipment was arriving back as faulty we cut open some coils when flushing would not restore the flow around 2000, A new breed was discovered - the Aunt Jamima Granetelli chiller company, STP for chiller equipment. No more leaks and no more flow! Easier than stealing aluminum siding from abandon houses for scrap funds... --184.59.xxx.xx

Had high efficiency two stage gas furnace checked out in house which bought three years ago where Local Lennox dealer went through everything so in the end spending $135 CDN plus 13 per cent taxes was worthwhile. Contractors carry special insurance where if something happens the company insurance covers. I made sure when the furnace was installed that a gas tag was put along all the venting was replaced special series 40 gas vent pipe including the consentric gas vent. New furnace and boilers are high tech devices which requires special tools and knowledge to service. What tenants need to understand that the operating costs have gone up where rental needs to be maintained. No heat can be a block vent, ignitor open, condensate backed up. Here can not buy a mid efficiency furnace where the. minimum is 96.1 AFUE. --207.236.xxx.xxx

Waiting on the final report from our guy but he said he thinks it is a leak in the coils and he said they're not lasting as long so IDK yet but every time I go up on rent something big happens! I guess the best way to look at it is it will help pay for it, just going in the hole more if I don't go up. It's still only 650.00 for a 2/1 stick built house. Electric heat pump, winters are fairly mild here, can get by on that. --216.126.xx.xxx
