Today's move out...

It IS possible IF you set expectations!

Family of 8! moved out of a 4 bedroom home. Not a scratch, a stain, a dust... NOTHIN!

I took pics for the record, which will also act as the move IN photos for the next res, poked a sign in the yard, swapped lock cylinders and added a lockbox. Done! Nothing to do.

Responsible people are sooo much easier to work with.

My town requires a repaint after every moveout so .... I paint or get a painter and get the carpets cleaned. I clean the blinds myself and make sure the fridge is clean which it usually is. Sometimes they forget to do the oven. I can't do that anymore. The town inspects and gives a CO. So I my units are good for tenants who are coming in. I wonder what your's think when the find nasty stuff on the wall or under the carpet. --173.61.xxx.xxx

No carpet to find nasty stuff under...LVT floors are washed and shiny. Semi-gloss walls are scrubbed clean BY THE DEPARTING TENANT. If minor touch-ups are needed well that's wear & tear and we do that. Sticking with stock colors makes that easy and is done in the 24 hours between tenants.

Our move-out instructions tell them to remove ALL picture hanging devices but not to spackle or paint.

90% of the time these days we are getting well more than 24 hours anyway - have a tenant leaving end of February, I guess tomorrow, and new tenants are moving in April 1st (old tenant paying March.) Nothing to do there - we've checked - but plenty of time to do it if we want to. --173.28.xx.xxx

This was a rough old rental home but we make them clean and neat, not an A or B.

It's the PEOPLE and the MANAGEMENT METHODS, not the class of home that makes the difference.

WMH, you paint walls with semi-gloss?

I know it cleans easier... at times, but it also shows any imperfections in the walls.

I recently started painting the closets semi-gloss white.

Still do the walls in eggshell.

Have heard of a few that do it all in semi-gloss. Would love some feedback. Always worried that a touch up would require entire wall at best to get the sheen the same. --107.147.xx.xx

Everything semi-gloss. No one has EVER mentioned it being an issue I mean not even a side comment.

But I don't have nice large 3bed/2bath family homes, we have small to tiny cottages and medium townhouses. I guess we do have one 3/2 and yup, it's all semi-gloss.

Universal Grey on the walls, Bright White on the woodwork.

Some of the townhouses are still Off-white walls with White woodwork because they were painted long ago. Once painted, we rarely have to re-paint. We just touch up. --173.28.xx.xxx

How do you touch up a spot with semi-gloss?

Every time I have tried I get a brighter spot and end up having to do the entire wall.

I would love to be able to just wipe the walls down. I have been contemplating using semi on everything.

Do you have problems when you do have to paint a wall with the paint not sticking well to the semi-gloss under it?

Maybe everything I thought I knew about paint was wrong. I need to get any time savings that I can. --107.147.xx.xx

Feathering is important when you are touching up a small spot.

And being fine with imperfections in the wall anyway.

Never had a sticking problem, I think that happens if you are trying to CHANGE sheens.

Although these days some semi-gloss is like high-gloss back in the day - the sheens have gotten shinier! --173.28.xx.xxx

Re Yes Virginia, there is a Santa Claus made me recall that the woman who wrote into the newspaper (Virginia) was my 1,2,3 grade teacher (small town little 2 room school, The other room had the 4th 5th and sixth students, this was in North Chatham NY.)

BTW the town was studied for how there were very active old residents ,mentally and physically, If you go to the old part of the cemetery, you see many 90+ people's age on the gravestones going back to the 1700's.

Virginia lived to be 104 -106,..I can't remember as her sister lived to either of the ages.

BTW the studies suggest that could be due to the very hard water which is high in a FORM of magnesium,..most of those old people had all of their teeth,.not common in the old days.

However this may have changed as that the water is so hard that most now have water softeners which takes out the magnesium..

I can remember Jane Randall who owned the little gift shop riding her bike in her 90s and Mrs Loman who walked about a 1/4 mile as the Librarian to the tiny library every day and very reluctant to get a ride except for the worse weather as some examples also in her 90s as some examples.

Its why I take a form of magnesium every day (NOT magnesium OXIDE ) --96.236.xxx.xxx
