We own 2 singlewides on (each) 0.65 acre lots with well and septic system. Another in same development came available, that had been trashed by tenants. Investors are trying to sell and asking 65,000. It is a total gut job, 14' x 76'.

We looked today and offered them 30k, he said no, best he could do is 55k or he'll keep it and redo himself and market it for more. My question is how much more than 65000., can you realistically expect to get for a '94 unit without central air even? Some French doors broken completely out on one end.

We get 675.00 for our same size units next door so it would take a long time to recover investment. What would this sell for in your area? --216.126.xx.xxx

Location would be key in my area. They will add central AC and heat. They will put $20k in it and sell to a retail buyer over market price and carry the note. Not my business plan but it can work. I'm selling one from 1950 on one acre for $165k list with realtor soon ... Excellent location. Houses are $250k minimum in same area. --172.59.xxx.xxx

I'm sure you know that market well and are calculating correctly.

Wait a little while & tell them your offer is still good.

Who knows, they may change their mind.

If not, feel confident about moving on - if the numbers don't work, they don't work.

I have a 1976 vintage 12x70 singlewide on a private lot that has not been trashed and I plan on selling it once I get the tenants out. I will ask $45K but will settle for $30K since this D hood is so crummy. Down here banks do not loan money any MH older 15 years, so we are dealing with cash only buyers when we decide to sell.

If I was you, I would hold firm on my $30K offer assuming the trailer is trashed out as you said. Your seller there is full of $hyt at $65,000. Just be patient. In 30 days or less, he will be knocking on your door. --71.207.xxx.xx

Around here they are about $80,000 if they are fixed up.

Here is a thought for you. Sell your single wide for $40,000, but don't include the land under it. You get a life time of lot rent without the headaches.

As for what for YOU to sell the trailer should sell for - stop thinking like an investor and more like they buyer of your aluminum tin can. These folks want to hear that they can take that $1,000 a month rent and get something for it. Lot rent is $400 and the mobile home payment is $600, for well for as long as you want - honestly. They are not focused on the sales price like an investor rather what is the smallest payment that they can get. So sell them the headache part of that deal. --24.101.xxx.xxx

We've paid as high as $75k for a trailer. But it wasn't trashed, has an outbuilding we can convert to an ADU and is on a nice corner lot. Oh and had a large stick-built addition too.

The trashed trailers in that neighborhood are going for lot value but unfortunately lot value is now close to $100k :(

200k for a house trailer?

Man I am in the wrong market. Well actually maybe I am in the right one as those are way cheaper around here. Most times you can't get financing, and rarely good insurance. --107.147.xx.xx
