Typically I buy used. Have gotten some scratch and dents from box stores but mostly too high for my rental area.

I have been buying appliances, water heaters, air conditioners and such at online auctions lately.

Got some good deals and some great deals. Holding all that expensive inventory stings a bit tho. --107.147.xx.xx

I typically don't stock items. First, it takes space, second I can never seem to stock the right things, and finally I don't want my cash tied up in a warehouse. The only time to me that it makes sense is when you buy a truckload where you can get a significant discount, otherwise let the big box stores be your warehouse.

For me, I usually buy new from Lowes, they seem to be the cheapest of the places that stock appliances locally. I also have a local used appliance guy that I sometimes use. He cuts me a deal to swap them out so I don't have to get rid of the old one. The problem is, his source for newer appliances is slim so he often doesn't have many. My places are mostly B neighborhood so they need to be nicer appliances. --209.205.xxx.xx

We buy used from a local guy - he just rips and replaces our stoves, fridges, washers, dryers. We give him the old one and he doesn't charge delivery fees. We've tried buying them on CL and storing them but it was a waste of space and they get dirty and nasty. So he does it for us.

For microwaves and dishwashers we buy new. DH has a microwave he likes - knows how to install, etc. so we stick with whatever that is (ours are all over-stove.) Dishwashers are always a pain but last time Cosco had a sale ($500 on a decent dishwasher!) we stocked up. Still have two in the box in storage.

Repairing isn't worth it. $125 trip charge to come out and diagnose (plus waiting for an appointment) plus parts and also waiting for parts. Easier to rip and replace. --173.28.xx.xxx

One has to be careful about stocking up on curtain appliances. If you leave an appliance, such as a refrigerator, washer, dishwasher, unplugged and stored for a while, then Belts, gaskets and other internal parts can dry out and go bad!

Second, when I purchase a major appliance for "curtain tenants", like a refrigerator, I PURCHASE AN EXTENDED WARRANTY, listing the address and apartment. When I purchase the refrigerator from Pacific Sales/Best Buy, the cost of the warranty varies. Pacific Sales charges around $79 for a 4 year extended warranty, while Best Buy charges around $129 for the same thing.

And with the the extended warranty, It comes with $200 worth of food spoilage, so long as the tenant has their receipt and they don't chuck the bad food. It has to be saved and shown to the tech that comes out to fix the unit.

And if I charge the purchase of the refrigerator and 4 year extended warrant on my special American Express Card, they give me a 5th year coverage for free.

So even though this frig may not be on "Sale", I get the best extended warranty with Food Spoilage for only an extra $79. --47.155.xx.xxx

If you live near Cuyahoga Falls, OH, there's a Lowe's outlet that sells scratch 'n dent. Some of them are pretty badly dented, but others are just appliances that got loaded up on the truck but never delivered. They're typically discounted 50-75%. I was about to buy a new SS fridge for my house at HD, but thought to go there and saw the exact same model for 75% off. Two small scratches on the side that were hidden once I slid it in place.

I buy mostly used from a reputable local dealer. He gives me good deals and delivery and we buy a lot from him.

Lowes and HD have a QUOTE or BID "desk" where you give them a list and they come back with a discounted price.

Lowes' is $1500 minimum at retail, ANY items in the store. My last list got a 16% discount on appliances. Get with another LL or 2 and combine a list for discount on appliances. No discount on lumber - no margin.

NEVER buy ANY Samsung!!

Refrigerator technology has changed. Computer boards go out and are a high dollar repair. I recommend Robert J's approach to buy the extended warranty on fridges.

We keep one or two of every type of appliance in storage for quick swapping.

I have yet to see an extended warranty that will work for a rental.

Noticed that I have a fridge in storage that looks so bad I am going to sell or give it away. I honestly don't remember if it looked that bad before I put it away, but now I don't want to use it in the places I currently own.
