Where I admit I have over paid for places before, what would you rather have - more cash and a place you over paid for or less cash and a rich uncle? In my case i am exchanging into hands off investments. My OGM investments are paying me over 18% now a days

For the yeah-sayers:

I will not put out a blanket recommendation on 1031 accommodators. A 1031 can be structured as a reverse exchange, a construction/development exchange, a straight exchange or even a simultaneous exchange. Within the 1031 frame work there are starker trust for example.

Prices for these service will vary as will your level of service and protection.

For the nay-sayers:

I understand trying something new can be scary. I challenge anyone to answer this question: What is better 1) Paying upwards of 40%, 50 or even 60% of what you have worked so hard for to a government that may very well spend that money in a manner you don't approve of or reinvesting that money and allowing you to receive the benefit of that same money if you have to pay only 10% more for a place than you think you should if it saves you 30,40 or 50% of your money?

A typical 1031 investment last year didn't follow the 1% rule, but instead was at 0.0091 instead of 0.01. The market is inflated so that only means that you benefited when you sold the place probably at the same ratio.

If you are absolutely stopping business growth in an upward cycle understand that you have know exactly when to buy in a downward cycle. It is a great deal easier to throttle constant growth instead of trying to time the market. Even as a real estate "ender", you can still grow - it is just doing it in a different manner where it is less hands on.
