I won the tenant lottery for my 4BR and 2BA house. A young couple with a one and a half-year-old and expecting another in July. They filled out my application completely and provided copies of all the information I required. Plus No pets. Be patient.

Did you meet the dog and view the current home before renting to them?
Current LL mentioned any animal damage?
A new ESA after they moved in?
Just looking for real life examples and any loopholes.

The home was acceptable when visited and no dogs at that time. The ESA puppy came a year into the lease. These tenants are an example of irresponsible tenants and a landlord’s worst nightmare. --23.162.xx.xx |

Get your winning lottery ticket all verified by the officials before you start spending that money. These applicants are out there. I recently got one, so far so good! Sometimes it's really true, grow up responsible adults are out there and do rent!

I am one of many who complains about a horrible tenant pool.
Now, Jim in OC is under the illusion that he has found the perfect tenants and it is possible that he has found them.
HOWEVER, any seasoned LL will tell you that you never really know what type of tenants you have until AFTER you rent to them instead of just doing a through screening of the applicants. 6 months from now, I would like to get a follow-up from Jim on just how great his new perfect tenants actually are. They may have no pets now, but just wait and see if they don't sneak one or two dogs or cats in during the the first 6 months.

Roy they will have 2 children under 2 so I doubt they also want a pet to take care of. I reminded them pets get a 10% annual increase instead of 2.5%. With starting rent of $3900 that will be an expensive animal.
On another property I have a young couple with 2 children under 5 and after 18 months never late and takes wonderful care of the property and no pets with fur. They did ask if they could have a turtle in aquarium. --23.162.xx.xx |
