I'm struggling here to fill a vacancy and I'm hoping the prospects improve. I had one today complete the pre-screener. Everything looks good until she says she babysits PT for extra money. Whereas I admire her hustle, that's just too much liability for me. I'm not going to even get back with her and I'm sure she'll claim she won't do it and still do it on the QT. I don't think a prohibition against running a business in the lease would protect me except give me cause for eviction. It would not protect me from liability. Her own liability policy wouldn't protect me either.

I had a tenant that had her friend babysit her kids. The system paid her and it was 'easy' money. Since the kids were there anyway who was I to say who keeps an eye on them. We'll it was a disaster. The friend was partying and the tenant was out at all hours. I needed a snow shovel after I got them out to clean up. Pass on the babysitter. --172.59.xxx.xx

Gman,

Clarify if she would be sitting at the rental or at a client's home. (Maybe she babysits DOGS - talk about clean up!)

My lease is clear: Only persons listed on the application ma occupy the home.

If she presses you can tell her IN WRITING that, and/or no business use allowed. The less you say the better.

This is a great reason to be the MANAGER just following the rules, and not the OWNER who can allow exceptions.
