Please give me your thoughts on this. A worker for us agreed to rent (short term) a vacant house from us while we prepare it for sale. Today he refused to complete an application. I have ideas as to why he would not fill out the application, but would appreciate your ideas. And no, he will not get to move into the house. --24.245.xx.xxx

Without a credit check then more likely once moved in after first and last rent arrears will begin. Found from experience which is norm in the province of Ontario is minimum credit score of 700 and above. Less problems as the dishonest most of time is eliminated. Suppose he moves other people in without consent then will wind up with rent arrears along with a completely trashed out rental. A credit check on all applicants completely eliminates problem tenants as the one who has low credit score is out. --207.236.xxx.xxx

I have a long term tenant that I allowed to "clean" a rental for me (against my better judgment). Two hours later she was knocking on my door wanting $150.00 for a really awful job. We ended up having to do it ourselves, lesson learned. I didn't know until I went there that it wasn't worth it but since I wanted to keep peace we let it go.

Let's just say all late fees get collected, no exceptions! I'm getting that 150.00 back one way or another.

Never a good idea to mix relationships.

Even regular people, not just Ts, don't always have the same standards. Found it out twice. No more. We just do it ourselves. The worker who wanted to stay in your vacant unit knew something was up. He didn't complete the application because he knows he could not qualify. He thought he could trick you/take advantage of you/your good nature. He thought you would just let him move in.

I agree with the others above.

The relationship has soured. Now you know he is hiding things from you. That could be OK - I mean, people don't know everything about my personal life. BUT they do know how I act professionally and in public, toward them & others. If you think his professional behavior or attitude has/will change toward you because of this (most likely), take steps to protect yourself & your property.

Even though he does not have your approval to move in there, he is still looking for a place to go, and he knows about your vacant house.

Change the locks & lockbox code - anything that could possibly allow him in.

Remove as many tools & supplies from the property as is reasonable & don't forget to activate your security system when you leave at night. --68.229.xxx.xxx

He's homeless, maybe couch surfing.

I'm guessing you did not have him sign your Independent Contractor Agreement and W9 for the IRS.

Firing? I don't know but I don't get too worked up about not willing to compete an app.

Excellent advice I got about hiring - only trust them as far as you can throw them, even the good ones.
