I am near my units, and I was driving down the block of one and a residents trash had not been picked up for trash collection becasue it was in black bags. It was windy and they were knocked over and in the middle of the street. I stopped and got things tucked away after snaping a couple of pics. I texted the resident that the reason their trash was tagged is because it needs to be in white or clear bags and that they need to get it in the proper bag ASAP. They texted me later that they couldn't afford the white bags and didn't know they couldn't be black. While young they have been around long enough to realize what the deal is. So this is my sign that things are not going well. If you are on the investor side of things who/ how do you catch these signs?

That's a tough one. Keep on them is all I can say. Quick question though... are there certain bags they need to purchase and put their trash in? I know you said white or clear but are they city/village, etc "bags" specifically or "any" clear or white bag?
I ask that because where I am various villages, cities, etc have their own "bag" where if must purchase their specific bag (yellow, green, blue, whatever) from a store and then just place it out to the curb on pick up night.
I had a tenant (a DR) that didn't realize that it "had to be a city purchased bag" and just went to Walmart and used their bags (they were similar colors at the time) and put her garbage in them. Finally, the garbage just stopped picking up her trash and she was asking me why. I said "well, those aren't city bags...those are Walmart bags".
If it's not that way then I don't know why it would be any "more" or "less" expensive to purchase white or clear bags vs black ones. That's not a good reason. --69.201.xx.xxx |

I have one small town that complains if the trash isn't in a bag when it has been put in a 90 gallon tote.
I never worry about it. If they complain to the town I ask the town why do we have totes.

In the municipalities in my area where you must purchase specific bags, they are much more expensive than regular store bought. That is because there is no municipal trash fee charged - the funds for trash pick up is paid/funded via the bags. --98.237.xxx.xx |

I live in the same area as small potatoes, they like to be able to see what is in the bags to make sure nothing is in there that isnt supposed to be.I was told not to use dark bags in a dumpster because someone hid a propane tank in a dark bag and it blew up at the dump,not sure if someone got hurt or not. --73.177.xxx.xx |

I think the original intention was to make sure recyclables were not being mixed w/ trash. Not that my municpal employees ever took that too seriously. It's confusing because sometimes, they do take a black bag. It's a mute point at the moment because the marke has dropped and there is no end market for recyclables. If you care about recycling the best thing you can do is take bottles to a dedicated facility like a grocery store where they are sorted and ground up w/ only like items creating a purer stream of content. Glass recycling might make a comeback, as someone has figured out how to make sand out of it.
PAYT programs are great because they put the expense on the resident, not the owner. Done properly less trash is generated and organics are dealt with properly.

If the tenant can't afford to throw away the bags in accordance with the lease and municipal requirements, maybe it is time to suggest the rent increase that includes a certain number of trash bags that they can use monthly. Would the increase be looked down upon by a judge or the tenant? You could say you are simply assisting local government's quest for health and safety. I cannot imagine a trash collector carefully examining even clear bag for mixed items. Maybe if they saw something but my guess is they grab and toss.
MY city has a limit for special pickups of 19 bags. 19! What scientist determined that number?
We spend time orienting our new residents at lease signing but it's a LOT to absorb. No biggie, no one died. Teach them and move on. Part of being a good manager.

Here can use a blue box or clear plastic bag for recycling. No black green bags will be picked up. Nimby where no wants to live near a garbage dump. I found despite what was in brochure that fiberglass insulation is not recycled where will take to transfer station then will wind up in Ann Arbor Michigan where in 10 to 20 years that is going to be a environmental disaster where the ground water will be polluted. I do not know if the waster hauler is recycling what is put out on collection day. While in the brochure they claim fiberglass insulation is a eco product where that is not true. I grew up in Indianapolis and we used a burn barrel for all trash well into the seventies. Kitchen scraps were placed in paper bags and placed in garbage cans. Locally here there are not such restrictions. For you small potatoes, I would suggest you buy the bags for the tenant and give them to the tenant. I agree it's a sign of a problem for them and you would be alleviating a lot of mess from your rental and the neighborhood if you would just do that kind and sensible thing. I had a young couple who was just making ends meet and there was a bag issue so I bought them plenty of bags. I remember being poor and in my first appartment with car troubels and it's hard to spend money on plastic bags when you can't afford a bottle of ketchup. --173.61.xxx.xxx |
