Hello everyone. I just wanted to let you know how much I appreciate all of you on this forum and Jeffrey and his family for its creation. Sometimes life isn't always clear, and people may not realize certain things. When I discovered this forum, it started a new experience and chapter in my life. I was absolutely amazed to discover that I could get advice and guidance from such smart and successful people, as I had never had that experience before. I think about this often. Every one of you are an inspiration to me and others on a daily basis. You have not only taught me things about being a property manager, but about geography, math, English, politics, perspectives, how things are in other parts of the country and world, and how to navigate life better in general. You have shown me grace and been patient with my progress and growth. I know that I still have a long way to go, but I have learned a lot. I will continue to learn from all of you, no matter who you are or where you are from. You are so smart and kind, you are my daily inspiration. May you be blessed as you have blessed me. Sid, I am currently working on another SFH that I plan to rent out. The home I just completed a few months back, I am trying to sell. I put too much money and time into it to rent it IMO. The one I am working on now I would like to rent and plan on not going to extremes like I did the last one. We'll see how that goes. I like a 2br 2bath as a rental on a small city lot. I am also occasionally thinking about NNN commercial as you and Ray have gotten into. I don't have the money for that though nor enough knowledge as of yet. I am not the greatest fan of property management. My cup of tea has an engine. Probably why I don't have more rentals. Time will tell as I keep learning and getting better. I believe it was Thomas Edison who said that opportunity shows up in disguise. It normally looks like someone in coveralls and other work clothes.

Work and time make for great leverage.

I see opportunity in the NN niche now a days as you can add value and keep the tenant. That typically is going to force the investor to spend extra money in improving the property beyond what they typically do. That turns people sour as they want absolutes.

If you learn the phrase, what is keeping you from renewing this lease for another 5 years (@ $85,000/yr), you might learn that its something as simple as they want a $20,000 HVAC system upgrade. Hmmm you give them $20,000 and they give you over $450,000. The property that you can buy for $650,000 is now worth $900,000 with that renewal.

You know work x6er. You are not afraid of it. What I found early in my career, I wasn't afraid hearing the word no on my offers - instead I was afraid of hearing yes. I can honestly say, buying a place is easier than selling and I have made the majority of my money when I bought a place.

If you don't have all the money to do a deal yourself, put the property into a land trust and go partners with someone. Trust lend themselves to business so much easier than a multiple member LLC does. --24.101.xxx.xxx

I feel the same as you 6x6. Forever grateful to all I have learned here! I found this site and my local landlord group when we bought a 5 unit and I had no idea what I was doing. I am a competent property manager because of all I have learned here. Even this morning, I read Brad’s post about how he denies a person with pending drug charges. You are an example of what can happen when a person works hard to change their circumstances. No whining, no, but it's not fair, no excuses, just hard work, perseverance, and more hard work.

You may not realize it, but you are changing your family tree/community. Someone (most likely many someones) in your circle of influence is seeing you grow on so many levels and they are watching what you do and how you do it.
