We have been using eRentPayment for auto draft services for more than five years. The service has been 100% reliable and the only fee is the $3/month that my tenants pay.

eRentPayment has been acquired by RentRedi. It is much more costly, requiring a monthly subscription service. Would love to hear others experience with RentRedi. I really only need the auto draft service, not any of the other features.

Finally, any suggestions for other auto draft services that would be *free* or low cost for the landlord? I only have 5-8 tenants at a time that are using auto draft services. Thank you!

I switched to ClearNow and it is easy to use. They are responsive by email when I had questions before trying it and while getting it set up. I have 13 using it and my cost is about $40. If you signed up from Mr. Landlord’s site you used to get 3 months free to try it. --73.159.xxx.xx

I use Innago, mostly for the rent collections. It only costs $2/transaction and the tenants can pay it.

Just started it a couple months ago. It works well with a couple caveats.

First draw takes three business days, after that it only takes one. Holidays and weekends are not included and they seem to only push the funds at night.

You can set up any type payment thru them. I just did a pet reg fee and have done a couple water bills that way.

They take cards as well but I think they add 3%, again the tenant covers that as a convenience.

The program has some management stuff in it as well as a msg portal and maintenance request. I do not have those set up right now.

Another thing is when the money drops in your account it doesn't include the tenant's name or house number. If I ran it all thru the program it wouldn't be an issue. Since I am still in love with my excel file I have to track payments differently.

All but one of my people paid directly to the bank so I didn't see a need to pay for the service. The few that are on board love it and the $2 fee is cheaper than driving to the bank.

I think they supply renter's insurance as well but have yet to delve into that either.

Thanks all. I've seen the glowing reviews of ClearNow on this site. I was really hoping to find something reliable in the same price range as I've been with eRentPayment ($0!). Looks like ClearNow would cost me $300-350/year with just 5-8 tenants doing auto draft. I'll check it out along with Innago. Thanks again! --136.32.xx.xxx

If you do check out Innago let me know what you think. As mentioned I am just getting started with it and it is the first program like it that I have used.

I looked at a few others but the cost wasn't good, especially since I don't use all the bells and whistles and my current tenants all delivered directly to my bank. --107.147.xx.xx
