Are rooming houses in MA still a thing? Does anyone have any of these still and if so, how are they preforming? I have some space on the first floor of one of my buildings and think this might be a good fit for it. I can probably get 5-7 rooms, give or take...or, I can get two 2-bedroom units. Thoughts?

I have a friend who has had several of them for years. In the last few years, he's been transitioning them to halfway houses & seems to be making a lot more money with a lot less effort.

Personally at least in my area, I think that they're way too labor intensive.

Are both the rooming house & 2 bedroom units allowed under your current zoning articles? --96.233.xxx.xx

Sean,

Steve hit on a biggie. We have converted several duplex/triplex homes into recovery/sober living homes.

This is a big trend - addicts of all kinds are not criminals, they are people who need help.

Local sheriff, City Hall, hospital and other agencies supporting the effort to help people get clean.

Mine - I rent to the agency. THEY screen and manage. Manage lives in the house. Clients must have completed rehab and apply to live in the house. Clients must get employment (super easy here) and attend a meeting every day. They pay rent to the agency.

Manger + 9 clients, they want 2 full bathrooms.

We simply removed some doors or opened up a passage in a wall to turn a triplex back into one big house. Removed 2 tiny kitchens to create bedrooms.

If there is enough space or space can increased it is better to add self contained rental units. First most important is to have all the utilities separated out so operating costs are decrease along with applicants with unpaid utilities are immediately disqualified where unpaid utilities and unpaid rent go hand in hand together. Rooming houses are bottom of barrel for tenants who sometimes have issues with addictions either alcohol or illegal drugs. Less vandalism and lower operating costs are important to increase net income. A careless smoker can cause serious damage along with a loss life. --207.236.xxx.xxx

I would have to go through the zoning board for either one, as it’s currently zoned for commerical but hasn’t been used for such in a long time. I didn’t think they were allowing anymore new rooming houses in MA these days…I do like the idea of the halfway house/sober living homes though…or rather, less work for more money. --172.58.xxx.xxx
