It looks like squatters are really becoming a big problem in some parts of the country and the issue seems to be spreading. Lt. Col. Dahlia Daure said a man with a lengthy criminal history was squatting in her Atlanta-area home while she is away on active duty & he refuses to move out. People are afraid to go on vacation for fear or returning home to squatters. Sheeeesh

Squatter broke into a rented home while my tenants were on a second honeymoon. They sold off the tenants expensive stuff.
When my tenants returned, the locks were changed. They called 911, the police emergency number here in Los Angeles, and a recording said, "We don't know when we will be able to answer your call, or come out"!
So I got called, and drove out. I picked the locks and gained entry. The squatters a division of free legal aid and a miracle happened. The police showed up to arrest me, even though my tenants, with a lease in hand, said I was the owner.
I would not allow the police to handcuff me or arrest me, I stood my ground. Now I have to defend my actions in court next week. --47.155.xx.xxx |

In each recession our squatter issues re-surfaced. Minor but still a concern.
I would consider the current housing situation similar to a recession in that people are desperate for shelter.
MY city is cracking down/cleaning out homeless camps in hidden areas in and around town, so they are PUSHING homeless persons to look for sheds, garages, empty rental homes...
We make a special effort to securely lock up vacant areas. If the home has a shed we make certain it has a good hasp for the res' padlock.
Also, several SimpliSafe alarm systems we move around to vacants. Cheaper than a German Shepherd.

I just spent $800 to obtain records to show L.A. City and the L.A.P.D. do arrest owners when they know they broke no laws and the squatters will violate anyone or anything to put a roof over their heads. --47.155.xx.xxx |

In my big city there is discussion to have property owners pay a -vacant house -fee, no disclosure on how much or why so I am mounting a campaign to have this billed to an outgoing resident who does not leave the apartment or house clean enough for re-rental without repair and/or cleaning, there is a couple nearby areas which adopted this fee but really nothing to show for the added expense, but if we could re-rent the house as quick as sec8 authorities want the out-in process to move along, I am sure this will raise a few councilpersons feathers as my big city and nearby Akron,Ohio share the 2 worst cities to live in the united states. --184.59.xxx.xx |

That's odd at best for the vacant house fee.
So you just have to put anybody in there and leave the place in the condition that the last tenant left it?
Really helps one get the place nicer.
Interested in hearing more about this. Time frames allowed between tenants, costs of fees, what is provided for the fees, fines for not paying the fees.

For the past five years or so, I had have a couple of house-sitters who I move into any vacant homes to protect against squatters. They live there during rehabilitation and then until the next tenant is ready to move in.
The entire neighborhood knows when the prior tenants move out, so the entire neighborhood (including all teenagers and gang-members/wannabees) knows when the place is empty. Having house-sitters keeps the kids from breaking in for a comfortable party house or sex-pad and keeps squatters from moving in.
