Anyone able to get a fuel allowance portion from Sect 8?

Its a big 3 bedroom that we heat, however its all on one boiler and controled by on thermostate that no tenant can alter. There are 2 one bedroom and 2 very large 3 bedroom ones (2,600 Sq on the 2 big ones,)

Wondering if anyone has been able to get more from section 8 since we pay or th heat... --96.236.xxx.xx

Most jurisdictions the cost of natural gas, heating oil and electricity is a expense which can be used for income taxes. A tekmar electronic control is better then a thermostat where can set the outside temperature so heat automatically goes off on the warmer days. Adding pipe insulation on the heating and hot water pipes will put more heat where required along for a small cost reduce energy consumption. To separate out heat is a matter of buying two high efficiency wall mounted gas boilers then piping out each rental unit. --207.236.xxx.xxx

Utility Allowance

If utilities are included in the monthly rent, the Public Housing

Authority will usually include an amount for utilities when issuing

the housing choice voucher. If the rent for your unit does not include

utilities, the PHA may issue the tenant a separate amount for utility

allowance or may issue a utility reimbursement directly to the tenant

or directly to the utility company.6ÿ

Yes we have similar verbage. It goes like this, They will pay you an extra $30 for the $200 of fuel they use! It's just not apples for apples. Some of my residents get an utilities allowance that works about the same way! They get their gas bill each month and get a small amount from housing, I saw one resident got $30 for gas in the winter that hardly makes a dent in the entered usage. Alot depends on the residents/ clients income. --172.59.xxx.xxx

S-8 gives tenants a utility allowance, as pointed out above. They don't pay the landlord. Theoretically, whatever money your Housing Authority saves because the landlord pays 1 or more utilities should be available to the landlord by way of increasing the maximum rent allowed by an equal amount.

You need to know your tenants utility allowance and HUD FMR's for your area when you calculate rent for a S-8 property. --107.141.xx.xxx

I have never heard of landlord everetting a utility payment ever from Sec8 or any of the camaflouge programs - rapid rehousing, Vash are a few in my area, the utils go into tenants name, when you pas by a sec8 building you can determine if sec8 when you see the curtains blowing out of the windows in a blizzard, don't be that owner...

6x6 all my section 8 are single family homes. I do pay the sewer cause that is an attachable utilities. And now the area is mandatory trash service, so as they turn over I am including trash pickup as several folks were not paying the bill, yet their trash get picks up and money owned and interest so at the end it came out of deposit and left little for damages. And yes in the HUD form there is a box I check for the utilities that landlord pays for. So yes I get good rent because of this but I'm sure the "credit" is less than the increase in rent to me. However I have attracted better residents and cleaner houses and my residents have a bit more pocket money. --172.59.xxx.xx

Just have it as part of your rent. Section 8 worksheet gives the maximum the tenant is "allowed" with subtractions for water, sewer, heat, electric if they have to pay for it.
