Has anyone experienced having tenant(s) with a clean indoor male fixed cat?

My girlfriend who is not a LL, housewife has a very nice clean house .. her nature. Her cat is in-out and she has no problem nor much work.

My sister has fixed cats that peed outside the pan sometimes and they aged and may have medical issues. The male does more. Not sure the female one. My sister and her husband are average regarding cleanness.

Our last several cats have been neutered males. All were indoor-outdoor as we have a dog door - except one, a rescue my husband found living under a house we bought: he was abandoned. For years, according to the neighbors.

He truly had agoraphobia as a result and could barely look outside, let alone go, so we had to use a litter box with him. He was clean, always used it for his business, BUT twice we saw him back up and mark a wall - and let me tell you that stuff SPRAYS. Luckily we saw him and got it cleaned up quickly because MOG it also smells.

Of course there are clean cats. The problem is that no applicant will ever tell you that his cat misses the liter box or claws the baseboards. Every applicant will tell you that his cat is really clean and never does any damage. So how are you supposed to sort out the clean cats from the filthy cats?

I don't allow cats, but I have inherited tenants who are supposed to have two cats. They paid an enormous pet deposit for them that I am going to have to refund because I have never seen the cats, never smelled the cats, don't even know where the litter box is kept. Those cats are ghosts.

I have an indoor neutered male DSH and a female spayed bengal.

They have two litter robots. Once in a great while the male will have an "accident" (poop) outside the robot. Even rarer is the bengal will have stomach issues and not make it to the robot in time.

No animal is truly "clean." Especially not the two legged kind. --64.246.xxx.xxx

We allow indoor-only cats for tenants - hypocritical I know - because of fleas. People seem to treat their dogs but forget about their cats. And fleas in NC are hardy and seemingly immune to drugstore meds, so we require vet-provided meds. Again, people treat their dogs but don't want to pay to treat their cats which is why we only allow indoor cats.

And multiple cats (we allow two) require multiple litter boxes - it's in the lease. --173.28.xx.xxx

I really believe that this, like many other things that may be problems, depends on the type of rental you have and the type of tenant it attracts.

Those a higher socio-economic class will (generally) tend to take better care of their animals & home in general.Of course there are exceptions in both directions.

it certainly is possible to keep a home clean with cats - I do. I have 2 cats of my own and, at any given time, up to 6 foster kittens or mom&kittens in my spare room.

You do not smell them when you walk into my house.

It ALWAYS depends on the human. Even if there is an occasional hairball or whatever you just clean it up right away. Like if a child gets sick and pukes before they get to the toilet - do you leave it on the floor?

The 2 Minute In Home Visit prior to final approval is a necessity for EVERY approval before lease signing.

Doubly critical for pet owners.

Beware of lots of scent in the air when you show up. (cover up)
