6x6b it's just that simple. rents are due on the first, fifth is the last legal day to pay before incurring a late charge. If the fifth falls on a weekend or holiday the rent is due the day before. Late charge will be assessed if not received by the 5th no exceptions (example: account got hacked, bank was closed, etc) --64.246.xxx.xxx

I had one who's account WAS hacked ... she fell for the bounce check scheme. They mail you a check, you deposit it, they convince you to wire some portion of the funds back. Then the check bounces... but your funds are gone. Ken had a tenant at the horse track. My tenant went missing from work and her employer called me looking for her. Lots of calls to friends and family and even the local police. She emerged from the casino later that evening, crying that she couldn't resist the lure of the win, but that she had, indeed, lost all her money, including the rent. This was back in the day before online payments. Tenant had her rent being paid for directly to me, as part of her welfare from the government. She cancelled that (which I did not know was possible!) a few months in, so I had no post-dated cheques. Either her 10 year old son would bring the cash to my house, or I would go to her house to pick it up. (Not the greatest idea, of course.) I was pregnant.
