With Christmas just one week away, I'd like to do a survey. What Christmas present do you offer your tenants - if any? Is it universal, or predicated upon a specific tenant's attitude, performance or payment history? This subject csme up at our housing provider weekly luncheon last week, and the answers really varied. As for myself, I drop off at their rental a card along with small case of clementine tangerines or a 4-5 lb. bag of navel oranges. Only once, last year in fact, did I not give one PIA tenant a present (just a card). She was continually abusing certain privileges and didn't always follow some of the rules she had previously agreed to. She eventually moved out at the end of her one year lease term. --174.239.xxx.xx

We don't do that here. It ends up being an expensive no one wants and gifts no one wants except for one unit. There is a brother and sister there for many years and they give me either a large poinsettia or candy. I give them a little gift bag with some goodies in them. They celebrate Hannukah but flirt with Christmas. Usually it's some techy funny gadget but this year it will be those little head band lights and a pack of batteries. The same thing as last year but a different color.

I will usually send them a text wishing them a Happy Holidays regardless of how they have been. Sometimes I am given grace, so......I think that helps strengthen the relationship? I do not give physical gifts though. There were several years that I never received gifts or even a call from my own mother and yet I survived. So, physical gifts and human contact are not a necessity for life. My tenants usually reply back.

NE, I too gave my newest tenants (young Casanova and buddy) the happy clause as well as they were starting with the late rent crap 4 months in. I think it scared them into paying.

Zero, when I had my W2, I DID buy gifts for the people I worked with. In turn, they decided NOT to pay me the same salary as the retired guy I took over from (title change)... they had me doing twice the work as well.

I used to give $25 gas cards to tenants. Not anymore. I simply am a responsive landlord which is gift enough. My issue isnít retaining tenants. Since my issue is getting contractors to take my calls, I give $100 visa gift cards to the contractors that are loyal to me, go above and beyond, etc. They get them more than at Christmas. I keep 1 or 2 in my bag. I have never given one to my flooring guy before, but this summer I had a flooded unit and he measured, ordered the carpet and then it turned into a bigger project and he had to store that carpet for almost 2 months. As much as I apologized and he said it wasnít an issue, that gift card means there will be no issues or raised pricing just because it wasnít smooth last time. My HVAC guy replaced a boiler this fall/winter but due to a medical issue couldnít drive. His wife drove him and the van 2 days in a row. She got a gift card. Those prompt payments and gift cards make a difference. If I was a slow paying, ungrateful, difficult client, I bet that would have been at least a week of waiting on a new boiler. When my plumber and electrician end up working late to finish a job, they get one to take their wife out to dinner. Early days, I gave each a small decorative candle. We threw a lot of those away at turnovers. (Lease no longer allows candles)

Then I upgraded to small canned hams. Again many were left at move out. (But they took all the lightbulbs!)

Then a bag of home baked cookies.

Not a single acknowledgement or thank you.

BUT gift giving is not about receiving a benefit.

I do not recommend any gift with a measured monetary value. A $20 gas card is not special and for me, invokes ďI give that LL $1000 a month and he gives me a lousy 20 bucks!Ē

The secret to gifting is giving something they would not buy for themself.

Now, we give a nice gift bag of chocolate, candies, trail mix, dried fruit goodies at move in.

Pre pandemic we hosted a big Christmas Luncheon at a local smorgasbord. We invited every city and county office, staff, and subcontractors, etc. 800 people. 80 showed up. HUGE response, tons of thanks your, and a mountain of goodwill with the people who have controls over our business.

Last week we hosted our main contractors for lobster at Red Lobster. First taste of lobster for some. Comments: no other customers buy is lobster!

I also give my key helpers $1000 or $500 bonuses.

If you are giving to any tenants at all, I would recommend that you only give to your commercial tenants only.

I do give gifts though for my rental business - My sewer guy, handy man and electrician and my two trash route drivers get cards with small gift cards saying thank for doing such an important job for me.

A nice gift if you want to send out to RESIDENTIAL tenants is a card with a $20 coupon if January is paid on time. --24.101.xxx.xxx

At a Mr Landlord National Convention I learned that renters DECIDE if they plan to renew DURING MOVE IN! A pleasant and smooth move in starts the renewal process.

I tried the roll of toilet paper and cleaning supplies, etc but thought "What would *I* want, and what would keep my kids quiet during the move?"

We also include a dog or kitty treat if they have animals, along with a personalized card.

No one leaves the M&Ms at move out!

Wifey loves to shop so she picks out the goodies and makes up several bags at a time.

99 cent colorful gift bag from WalMart, about $15 of tasty goodies, cute note cards from Dollar Tree $1.25/6 cards.
