Tenants since March of 2015 gave notice today. We have only owned it 9 years and had one tenant before them. Good news, only getting $700.00 a month and it is worth nearly, if not twice that. We started out at $600.00 a month.
It is an upgraded manufactured home, with a rock fireplace in the den, and a formal living and dining area. It has a dishwasher, eat in kitchen/counters. Huge deck on rear and a large storage building.
Problem? It is technically a two bedroom, 1,944 square foot home! It has a room off the master with a closet but no separate entrance. It also has a "library" or whatever you want to use it for with glass French doors leading onto the deck. (no closet)
When I advertise it, what should I focus on, a large 2 bedroom, or "possible" 3 bedroom?
Been lucky to only have one turnover this year, and this is an opportunity to finally reach market rent.
I'm even toying with the idea to finally turn it over to a Realtor that can do credit checks, as I am still old school and need more help now. The only down side I see to it, their properties really sit on the market for a long time before getting rented. --216.126.xx.xx |

The room off of the Master bdrm has no other entrance except thru master. There is a front door to living room, a back door off of laundry area, and double French doors out of bonus room onto back deck. --216.126.xx.xx |

This bonus room with French doors, also has a wide access open entrance from inside hallway so almost impossible to imagine it ever being used as a bedroom.
Would be good as a small infant or toddler bedroom off master, but not an older child due to privacy issues.
We rented to a couple (teacher and construction worker the first year). Really odd floor plan, bet they didn't sell many like this! --216.126.xx.xx |

I never have any problem renting a two bedroom for full market rate. I get single people who want an office or a guest bedroom. Advertise it as a 2 bedroom with a nice office. --76.178.xxx.xxx |
