You really need to explain yourself better. If you like the lease, why do you want to "edit" it?
A lease is a contract; one party cannot change it. Both parties must agree to a modification. If the lease is ending and you want the new lease to have something different, then draw the new lease up the way you want it and offer it to the tenant. --73.141.xxx.xxx |

Me? My lease is clear: automatically renews for another 12 months with a 2.9% or greater Cost of Living increase. No need to chase them for a signature.

Write up the new terms and price as an update and both parties sign it.

I don’t know Arkansas laws, but I would make an amendment # 1 to the lease, stating what the changes are and that all other terms and conditions remain the same. Get the tenant signature and then you sign it after they sign it. If the tenant does not sign it, then the lease terminates at the end of the stated time. --99.23.xxx.x |

Create a Lease Addendum to change the terms, and be sure the last line says, "All other terms and conditions not altered specifically by this addendum remain the same."
Then you can change rents, end dates, etc.
Everyone signs and dates the addendum and you're good to go!
Like Brad, I value my freedom, so for standard things like extending a lease and adjusting rents that happens on a yearly basis, I just add that to my lease. The summary is "Unless either party gives notice in writing at least 30 days prior to the scheduled end of this lease or any extension thereof, the lease shall extend for another 12 month period automatically. Rent shall increase 3.5% above the current rent payment in effect at the time of the extension."
Automating everyday tasks keeps me on top of things. Btw, the beauty of the auto-extend is I never forget to increase the rent. It also means I can ask for MORE if desired, because all I have to do is give 30 days notice that we aren't extending with a 3.5% bump, but if they are interested we can extend with a 7% (or whatever) bump.
Automation is great! Make it work for you.

You definitely need a lease that is yours. If you bought the place and didn't get anything set up with the tenant and the old lease you are lucky. Once the lease expires you should get the tenant a new lease that is yours.
Even if you just copy the old one, make sure it has your info on it. Read thru it and be positive you agree with everything it says.
Make it yours if you like it, but don't just let the tenant continue with the old owner's lease. --107.147.xx.xxx |
