In the other topic Brad 20,000 mentioned Ratio Utility Billing System.

I have multifamily with one water meter and one boiler.

I understand that I need to provide a square footage for the apartment and how many people are there.

Will the system catch if someone will move in?

For now I just giving some discount if prospective tenants have less people.

The only way possible but expensive upfront is to install a wall mounted high efficiency gas boiler then vent directly through the wall where no chimney then connect up all radiators in the rental unit to wall mounted gas boiler. Often with boiler system there are ways to reduce natural gas or oil consumption. First by insulating all the heating, hot water in boiler room this will lower boiler loop temperature which is easy DIY project. Installed a Tekmar electronic boiler control system where the outside sensor connected up then set up outdoor temperature to turn off heat and turn on heat where on warm days and nights the heating boiler and circulation pumps will shut down. Danfoss or Honeywell Brauckman locking non electric thermostatic radiator valves to regulate heat in each rental unit where rental units on south side need less heat when the sun is shines. If there are copper finned convector radiators. Thoroughly clean fin with compressor then install reflective above fins where more heat goes into room. On Amazon can buy water meters where can install with Uponor commercial pex piping then will able see how much water each rental unit uses. If there is a direct hot water tank a indirect hot water tank will use less energy as no heat loss of 7 to 12 degrees going up chimney. New windows, insulation spray foam will reduce heat loss where the heating system will work at lower temperature. --207.236.xxx.xxx

Libi,

*I* am the “system”. We do the calculations in our office.

We look at the last 12 months of water bills, if the apts were occupied we divide by the number of people. Round up.

The RUBS amount is drafted with the rent and posted as RENT and UTIL so we can keep an eye on the bills to make sure we are covered.

Our elec heats are paid by the res so no RUBS there. But square feet is a good start.

We advertise the rent and list in the description $50/mo water/sewer/trash paid thru management.

A family member rents in VA and their large multi unit bldg charges utilities/ water per person named on lease. I would think # of br or sf might be legal but occupants?

Libi, you need to see if NY allows utilities to be divided this way. In MA we can't have the tenants in a multi pay for their own utilities including water, sewer, gas, propane & electricity unless each unit is separately metered. Additionally, there has to be a house meter for the usage in any common areas & all of the water devices are supposed to be water savers. --72.93.xxx.xx

I agree with small potatoes as far as not sure if you can do this in NY, perspnally i dont consider it reasonable to charge someone this way when you have no idea how much they are actually using.Just build it into the rent or seperate the utilities --73.177.xxx.xx

If all possible, submeter the water and get the utilities separated. Reason: tenant complains, is your meter # usage. End of complaint. If you just divide it up, "I'm not using that much, why should I pay for the neighbors usage?" They have a good point....

Last may I took a 4 unit and submeter the water. I charge $45 of water usage in the rent. Anything over, I bill. I installed the submeters... cost $750, basically 2 half days to install. Since then, I get an extra $75/mo on average to cover the extra water being used. --170.203.xxx.xxx

Another vote for don't think that will fly in NY. In one of my duplexes I have a single tenant in the upstairs 2 bdrm and a family of four in the downstairs 3 bdrm unit.. I noticed that the quarterly water bill went up by $100 this past quarter. no leaks. The town my rentals are in have some of the most expensive water and sewer charges (sadly).

I happened to glance at my DIL's last quarterly water bill and they pay $50 every 3 months! I'm thinking of moving there!!! --64.246.xxx.xxx

Water consumption can be reduced where install low flush Niagara flapper less toilets along low flow shower heads and low water aerators on all faucets. When a rental unit is vacant then change out before tenants move in. Discard the old shower heads and aerators so they will not used again. If one project at time where slowly improve the energy efficiency of rental complex. There are many good videos on You Tube on reducing energy consumption. --207.236.xxx.xxx

A plumbing wholesale store purchased a mixed use property with 10 apartments on one Electric, Gas and Water Meter. I bid out putting in separate Water meters for all stores and apartment, gas meters for each tenant and a electrical panel per each tenant. The owner didn't want to spend the 100 grand. During the pandemic, the owner paid 500K in tenant utility bills. Five times more than it would have cost to separate every utility. --47.155.xx.xxx
