I keep a database of unrentables/DQs. One acronym I use is "Failure To Follow Simple Instructions." Which of course is an automatic DQ.
Example: I have an ad in now with Zillow and Zumper.
This guy shows interest on Zillow... he gets an auto reply on HOW to start the app process by calling or texting 555-1212. Do you think that sinks in? Nope
What does he do? He turns around and shows interest on the exact same ad on Zumper! Of course, in which he gets the exact same reply on HOW to start the app process by calling or texting 555-1212.
Just WOW! Most of the people responding so far over the last couple days have been local and out of state felons when you google their (unique) names. They don't ever get to the point, usually, of asking for the prequal by calling/texting.
Unrentables looking for the no screening required LLs. I love when people self-screen.

The ones I'm hoping will come open are not (too low on rent), but they are good long term tenants so I'm not rocking the boat.
The only one that is about at the top, keeps turning over every year, yes, winter time vacancy. Waiting for other shoe to drop, BF said GF left when he paid rent last month. If you have a good tenant try to keep them happy. --216.126.xx.xxx |

Pat, out of the four units, I have one good, steady tenant who pays her rent early, reports issues right away, quiet and keeps to herself, doesn't tear up the place.
The other 3 units are mediocre at best but that is about the best you can do in that town. Lovely historic village that could easily be gentrified yet the dregs abound.
It's also the seat of the county so the DSS bldg looms large there. This current ad is for unit 5 (3 bdrm SFH that we only bought to get rid of the felonious rent to own neighbor next door).
